2-storey flat, Carrez law 1,119 sq ft,
floor surface area 1,507 sq ft
At the top, 4th & 5th floors, of a building with typical “Mansard architecture”; there is no lift.
This flat has a floor surface area of 1,507 sq ft, which is 1,119 sq ft when measured under the Carrez law. It spans two stories and six main rooms. Direct access is via an armoured landing door on the top but one floor.
Designed as a communal living area, the section on the 4th floor is divided into two reception rooms: a dining room with its American-style kitchen equipped with all modern conveniences and a living room-lounge. Both are illuminated by means of two large, double-glazed windows with a view from the towers of the Saint Sulpice Church to the Montparnasse Tower. Both rooms have a fireplace and exposed beams and are completely tiled with old terracotta tiles. A separate toilet, installed in the entrance hall, is also tiled with the same type of terracotta floor tiles.
The night section, on the 5th floor, is divided into two separate areas. A first bedroom can be accessed via the lounge by means of a small laundry room, closed by a door, and a spiral stairway. Under a traditional roofing framework of trussed rafters with exposed beams and black parquet flooring, this Mansard room is illuminated by two inward opening windows, giving a view of the previously mentioned towers. The adjoining open-plan bathroom, with bath and washbasin, features a heated towel rail and a tiled floor. Two openings have been made directly in the roof; both the “Velux” and the large window overlook the inner courtyard. Completing this unit, a separate toilet, the floor in front of which represents an elephant, a dressing room, cupboards and an independent entrance.
The other section is accessed via a straight stairway leading directly from the dining room. Opposite said stairway is a bathroom with bath and washbasin. A possible study to the right, with parquet flooring and exposed beams, illuminated by an interior window and a large window installed directly in the roof, leads to two bedrooms. The first, able to take two single beds, overlooks the street, has shelves fitted in the sloping ceilings and is illuminated by a double casement window, giving a view of the Eiffel Tower and the Montparnasse Tower.
The second, master bedroom, overlooking the courtyard, is separated from the study by a small corridor (with separate toilet) and a sliding door. It was renovated with a large picture window, giving a view of the Panthéon and the Sorbonne cupolas. A tiled bathroom with shower and washbasin adjoins this room.
This flat has two very distinctive styles; the lower floor with 17th century architecture is a warm, communal, family area, whereas the top floor is more private and contemporary. It is a flat with many facets: family home or large pied-à-terre, old (exposed beams, terracotta floor tiles and fireplaces) but contemporary with its layouts (kitchen, bathrooms, bedrooms), views of historic Parisian monuments, and a view stretching out across the roofs of the district, all in the heart of Paris’ 6th arrondissement.
