A designer house inspired by Le Corbusier’s standards
Situated 130 km (81 miles) from Paris, 120 (75) of which are on the A77 motorway, in the Gâtinais-Orleans region, at the confluences of the Loing, the Puiseaux and the Vernisson, near to the Briare canal and Montargis, the “Venice of the Gâtinais region”.
The total surface area of approx. 14,790 m² (3.7 acres) stretches over land comprising woods (oak, cedar, and Scots pine trees) and grasslands. It is separated from the neighbouring property and the forest by fencing.The estate is accessed through sliding, metal carriage gates with a side pedestrian gate.
Built in 1967 as a main residence, it was designed according to Le Corbusier’s golden ratio and human scale, “the modulor”. Its polychromy was created by Sopick, a contemporary architect from the school of Le Corbusier.
Designed all on one level around a long corridor which leads to an eating area, a living room with large picture windows that open out on to a covered, open air terrace, the so-called “master” studio and its shower room, a kitchen and three bedrooms. There are three ways of entering the house: via the terrace, via the bedrooms or via the master studio.
The south-facing terrace is raised between 1-1.8 m (3.3-5.9 ft) off the ground in accordance with the land’s natural gradient.
The building is built over a crawl space and a cellar containing a boiler room and a central heating system.
The external vertical walls are lined in order to ensure thermal insulation. The floors are covered with ceramic tiles throughout. All the ceilings are of wood. The flat roof has a waterproof covering and leaktight thermal insulation and soundproofing.
The south-facing guest pavilion (building 2), situated 60 m (197 ft) east of the designer house, is all on one level and is made of wood.Vertical and horizontal insulation. The vertical walls are made of plasterboard panels. Two terraces surround the building.
The south-facing outbuilding (building 3), situated 20 m east of building 2, is all on one level and is made of wood. This building awaits conversion.

The property is free of any rights of way and any rental constraints.
Architecture that is totally unexpected in this region, in this setting. An original range of shapes, materials and colours, characteristic of this school of architecture. The buildings are in need of some attention and the wooded parklands could be developed in order to optimise this leisure property, hidden in its unspoilt setting, just one hour from Paris.
