Listed hunting lodge and its 71 ha (175 acres) in the Sologne region
Less than 200 km (125 miles) from Paris (180 / 112 of which are on motorway), in the heart of the Sologne region with its mysterious, game-filled moor land, its eloquent toponymy and its majestic conifers.
Near to several chateaux made famous by their owners, in this Sologne region where knowledgeable hikers cohabit with enthusiastic hunters.
The property
A wooded estate spanning 71 continuous ha (175 acres) made up for the most part of woods, open on three of its sides but closed on the fourth, bordered by a motorway. The land is crisscrossed with numerous wide bridle paths that enable hunters and hikers to travel in every direction and make the forest easier to manage. One of such paths leads to a small, traditional building awaiting restoration, another leads to a wonderful 2 ha (4.9 acre) lake.
A hunting lodge, now with French MH classification, stands at the end of the estate.
The hunting lodge
A most eclectic Anglo-Norman architecture; the choice of two famous architects who, a few years apart, succeeded one another in the construction of this outstanding and original building.
Worthy of note is the association of regional materials (bricks, slates and timber) and modern-day materials (reinforced concrete, glass and ceramics). A strict architectural symmetry, based on an octagonal central building and two adjoining wings, ends in a most original V-shape design.
Approx. 520 m² (5,597 sq ft) of living space currently spans three floors.
A little further away is a “locature”. This small house, built of bricks in Sologne tradition, has been made weathertight and had its tiled roof restored. The inside awaits conversion into, for instance, a hunting lodge or a guest house.
Features of the hunting grounds.
The hunting plan includes 3 to 4 identification tags for roe deer. Other hunting in these open parklands involves big game in the form of wild boar and small game such as ducks and pheasants.
The main species in the forest estate is the Corsican pine. A Simple Management Plan is in force. The estate is crossed by long, wide bridle paths and provided with ditches for approx. 1 km (0.6 miles).
A lake with a surface area of 2 ha (4.9 acres) as well as six farm land plains are in the middle of the forest estate.
Two architects as daring as their sponsor have made this hunting lodge an unusual place, with vernacular architecture, a building that currently holds French MH classification, set on the edge of the woods.
Although the motorway has split the initial estate and its farm in two, the estate’s 71 ha (175 acres) provide a play area that is ideal for recharging one’s batteries in the heart of the countryside and game-filled hunting grounds with varied scenery.
An unexpected internal layout that is very pleasant to live in, with possibilities for extending the accommodation. It could be used for staying weekends or for living in on a permanent basis.
Certain of the internal decorative features, if they could be dismantled, would be ideal for displaying in the best exhibitions of the Art deco style.
