18th century, French MH listed hunting lodge in Saint-Germain-en-Laye forest

Location

26 km (16 miles) from Paris, the “Pavillon de la Muette” property is situated in the northern part of the Saint-Germain-en-Laye national forest, “route forestière des Pavillons”, a forestry road, in the town of Saint-Germain-en-Laye (78551) in the French department of Yvelines. Paris and the business district of La Défense are easily accessed by car (the N13 main road, A13 and A14 motorways). Saint-Germain-en-Laye has very good public transport services (RER A1 trains and several bus lines). The airports in the Paris region are also easily accessed.

Description

The property consists of the “Pavillon de la Muette” and the “Maison forestière de la Muette” both built on land recorded in the Land Registry as spanning almost 1.5 ha (3.7 acres.

The “Pavillon de la Muette” is a former royal hunting lodge of approx. 758 m² (8,159 sq ft). This superb building is highly representative of the 18th century, its construction era. Classified as a French historic monument, it was built in 1775 for King Louis XV by the architect Ange-Jacques Gabriel on the ruins of a former castle of François 1st.
The rendered, dressed limestone building with its Attica-style motif and quoins, spans a basement, a ground floor, a first floor and attic space which could be converted. The slate roofs appear to be in a good state of repair and the building has always been kept weathertight.
Composed of three large lounges with fireplaces and a utility room on the ground floor, a lounge with a fireplace, two bedrooms and three utility rooms on the first floor, eight rooms under the rafters and an outstanding vaulted basement, the rooms are spacious and luminous but are all in need of major renovation works.

Situated next to the hunting lodge, the “Maison forestière de la Muette” comprises 13 rooms. It was used by teams from the ONF, “Office National des Fôrests” but has not been lived in for many years.

Our opinion

Despite the dilapidated state of the buildings and the large sums required to renovate them, the “Domaine du Pavillon” and the “Maison forestière de la Muette” have an outstanding, even rare character due to their situation right in the middle of an exceptional, protected forest. The proximity of the forestry road connecting Maisons-Laffitte and Saint-Germain-en-Laye in just a few minutes is yet another asset. In this region, transactions involving a beautiful building and its outbuildings, even to be restored, surrounded by woods and forests are extremely rare.

Its easily accessible situation in the heart of a protected forest could be of interest to a buyer who, once the works are completed, could use it for private or commercial purposes. A project with numerous possibilities.
