Leisure property in 7 ha (17.3 acres) on the outskirts of Sarlat

Location

Five minutes from the town centre of the beautiful medieval city of Sarlat in Black Périgord. One of the most appreciated regions in the area, full of an amazing historic and architectural heritage, and renowned for its delightful scenery: the Dordogne and Vézère valleys, sinkholes, caves and prehistoric sites of worldwide renown, countless castles, and some of the most beautiful villages in France.

Sarlat is no exception; this town of Art and History has an impressive preserved sector with an exceptional concentration of historic monuments per square foot. A town where it is pleasant to take a stroll in the narrow paved streets, edged with old history-filled houses, to explore the small markets, to enjoy cultural activities, or to take a gastronomic break and taste all the local specialities.

Description

Situated halfway up the side of a predominantly wooded hill, the property extends over approx. 7 ha (17.3 acres).
With no near neighbours, but also without any nuisances, the residence is situated in the middle of a 2 ha (4.94 acre) clearing, and thus benefits from an unobstructed view over its surroundings. The property is very discreet as there is nothing to indicate such a find on accessing the large entrance gates from the narrow access road, and taking the long private driveway through the woods.
Everything here is harmoniously laid out and meticulously kept: lawns, various species of trees, flower beds, terraces and limestone driveways. With origins dating back to the 15th century, the residence was once part of a farm. Built of local white stone with a small tile and “lauze” stone slab roof, the house comprises three sections set out in a horseshoe shape around a large landscaped terrace. On a lower level, another more recent building is used as a garage. Even lower still, a pool house sits by the side of a large swimming pool.

This warm and welcoming residence spans approx. 320 m² (3,444 sq ft) of living space. The restoration works were carefully carried out. Precedence was given to large rooms, together with the addition of a certain amount of modernity in order to provide the requirements of the modern day conception of comfort but still preserve the character and authenticity of the dwelling: a large living room; a spacious, functional kitchen where meals can be taken next to the stone fireplace; three bedrooms with their own bathrooms, fully fitted dressing rooms and cupboards, laid out in such a way that they are completely independent, thus providing privacy in the event of guests; a large veranda fitted with a lounge on a mezzanine and a guest bedroom on the garden level overlooking a teak wood terrace; a superb gallery glazed along its length that could be used as a reading room, a study or possibly as a spare bedroom.

Our opinion

A region where it is pleasant to live and where we never get tired of exploring its splendours which are both numerous and remarkable. A town renowned for its medieval protected centre, making it a genuine tourist mecca. Ideally situated just a few minutes away, this completely unoverlooked and nuisance-free residence is a peaceful retreat that is appreciated not only for the comfort of its living arrangements, but also for the beauty of its setting and the privacy that it provides.
