Early 17th century manor house
in the Saint-Brieuc area
In the Côtes d’Armor region, in a character-filled town with 2,500 inhabitants. 313 miles from Paris, 1 hour by airplane, 4 hours by TGV train. 16 miles from the sea.
The property is set in a town whose origins date back to the 13th century. Said town, long a monastic centre, has been continuously developed from both a tourist and an economic point of view.
This early 17th century, L-shaped, granite stone manor house was partly redesigned in the 19th century. It stands in 1.85 acres and dominates the town. The original architectural characteristics of the main holiday home, once a Carmelite house, have been preserved.
The manor house:
It spans 5,920 sq ft; with a ground floor comprising an entrance hall, a large 387 sq ft lounge communicating with a smaller 269 sq ft lounge, a 452 sq ft living room with a monumental fireplace and exposed beams, a kitchen, a conservatory, and a 753 sq ft reception room awaiting renovation.
The first floor comprises six bedrooms and six bathrooms, and the second, two bedrooms and attic space awaiting conversion. The renovated section has diagonal parquet flooring, but the parquet is laid parallel fashion in the rest of the manor house.
The entrance hall has flagstones and the corridors terracotta tiles and carpet. The outstanding roofing framework is worthy of note. Cellar.
The outbuildings:
Three houses recently renovated throughout.
- A 2,476 sq ft house comprising a lounge, a dining room and an open-plan kitchen on the ground floor with three bedrooms and two bathrooms upstairs. It has a private, walled priest’s garden.
- A second, 1,399 sq ft house adjoins the one above. It comprises an entrance, a lounge and a kitchen on the ground floor with a living room, a bedroom and a bathroom on the first floor and two bedrooms and a bathroom on the second floor. It has a wonderful, wooden 17th century stairway and a garage.
- A 377 sq ft two-storey oratory spans a kitchen area and bathroom on the ground floor and one room upstairs.
The walled property is surrounded by gardens beyond which stretch green wide-open spaces on a lower level.
Although the manor house possesses an austere architecture that reflects its origins, it does however exude a certain elegance. Its singular history has a lot to do with this.
The three outbuildings are also genuine assets for this manor house as a significant income can be obtained through rental in the heart of this sought-after town, steeped in character.
