17th century mansion house and Romanesque house, both listed, in a Burgundy village
In the Auxois region, in the heart of a Burgundy village, 150 minutes from Paris, and 120 minutes from Lyon, close to the A6-A38, 45 minutes from Dijon, Dijon and Montbard TGV train stations.
The property comprises a 13th century medieval house and a 17th century mansion house.
Both form a residential property with full French MH listing granted by the French orders of 18 January 1968 and 2 September 1994. This protection covers not only the 13th and 17th century houses but also the entrance gates and property walls, even the ground.
The property is build over Romanesque cellars, either vaulted or with wooden roofing framework. The ceilings of these spacious cellars are supported by the most exquisite wooden or sculpted stone pillars.
Adjoining the house is an outbuilding dating from the 17th century. It comprises a stable, an orangerie, a garage, a workshop and a boiler room, spanning 2,691 sq ft, as well as an area of 1,507 sq ft that opens on to the garden and awaits conversion. An independent dwelling would be possible.
High walls of a remarkable thickness, backing on to the former buttresses of the castle, encompass the inner paved courtyard and the garden. The latter includes an old well and wine-press, bearing witness to the wine-growing past of this region.
The architectural features of the Romanesque and medieval parts of this residence are outstanding: the street-side gable is adorned with geminated windows with trilobal tympana, it has lava roof tiles and the round stone fireplace is rare.
The 17th century part forms a genuine mansion house on its own. Access is via a two-flight stairway up to the entrance door which is topped by an entablature with an ovum, above which the pediment is broken by a sundial.
Wonderful medieval Romanesque architecture and a superb 17th century building. Both beautifully preserved, and listed as French Historic Monuments. Extremely spacious living areas with splendid features such as Burgundy stone or terracotta tile floors, parquet flooring, French ceilings as well as Renaissance-style fireplaces and lava tile roofs. However, there are still areas awaiting conversion. The cellars are impressive not only because of their architectural and sculptural beauty but also because of their constant temperatures all year round. The gardens are small but extremely pleasant.
This property should be of interest to investors. It is still possible to convert certain areas and also to create two independent dwellings in this small village, where the population is increasing.
