Early 19th century house

Location

Approx. 280 km (175 miles) from Paris via the A11 motorway (exit less than 20 km/13 miles away). A TGV train station 15 km away puts Montparnasse station 90 minutes away.
In the centre of a small village on the banks of the Sarthe, in a beautiful, unspoilt, serene setting. Situated 2 km (1.25 miles) from a town with all amenities.

Description

Between two village streets is a stone walled garden of approx. 2,000 m² (0.5 acres), in the centre of which stands this 19th century house, built on old foundations including a vaulted 16th century cellar. The house is built of rendered ashlar blocks and has a slate hip roof, windows framed with freestone and an attic illuminated by three shed dormers.
Approx. 270 m² (169 sq ft) of living space spans seven main rooms which are in need of attention as the paint and wallpaper are outdated. Nevertheless, the original features such as the terracotta tiled floors, marble fireplaces and picture rails have all been preserved.
The ground floor with its 2.90 m (9.5 ft) high ceilings comprises a central entrance hall, a kitchen and a back kitchen, a lounge, a dining room, a study and a toilet.
The first floor also has 2.90 m (9.5 ft) high ceilings and comprises a corridor, 4 bedrooms, 1 room and 1 bathroom. All these rooms have fireplaces. They have old terracotta tiled floors and exposed beams in the ceilings.
There is an interesting roofing framework in the attic which was, in the past, partially converted into bedrooms with old terracotta tiled floors.

Outbuildings: garage, wood shed, tool shed with a floor surface area of 75 m² (807 sq ft).

Our opinion

Once the decoration works have been carried out, it would make an ideal family home for the holidays or to live in all year round as it is near to road and rail links. There is no shortage of things to do: hiking and pony trekking, fishing and canoeing on the nearby Sarthe, and golf; not to mention the region’s rich cultural heritage just waiting to be discovered.
