In South Vendee, two farm buildings to be transformed

Location

50 kilometres (31 miles) from La Rochelle, 110 (69) from Poitiers and 120 (75) from Nantes, just a mile or so from Fontenay-Le-Comte, in marshland country.
In the heart of a typical Vendee village situated on the outskirts of the Poitou marshes, on the side of the road, facing the 12th century listed church, just a stone’s throw from the wash house fed by a fountain and from which leads a small river on its way to the marshlands.

Description

A barn and a stables, outbuildings of a former 18th century farm of which they form one of the corners.
Access is via a courtyard common to all the buildings.
The barn
Floor surface area of approx. 100 m² (1,076 sq ft) in a single room. Local stone walls, exposed beams and a Roman tile roof. The height of the roof is such that an upstairs could easily be added.

The stables: building perpendicular to the barn with which it communicates via an inner door. It spans two stories of 50 m² (538 sq ft) each.
The ground floor comprises a single room opening only on to the courtyard via a single-leaf doorway framed with dressed stone and two ogival-shaped windows giving the building religious overtones which is why it is known as “the chapel”.
Upstairs, another single room with two windows overlooking the courtyard and one on the street side.
Planning permission has been requested so that these two buildings can be transformed into living accommodation with a floor surface area of approx. 300 m². The operation has been accepted on the proviso that building plans are submitted beforehand.

Our opinion

These two buildings, facing a beautiful church, close to the wash house where clear water flows, are representative of the local architecture.
Providing that the new owners of the premises agree to a certain lack of privacy with regard to the other occupants of the farm and the sharing of the courtyard with them, there is the potential to create a pleasant village house.
With the advantage of a “fresh white page” on which to give free rein to their imagination.
