Situated in Black Perigord, in the Bergerac - Périgueux - Sarlat triangle, an ideal starting point when visiting the mecca of cultural and great outdoor tourism, and treating yourself to a gastronomical tour of the land of good restaurants. A region full of an amazing historic and architectural heritage, renowned for its delightful scenery: the Dordogne and Vézère valleys, sinkholes, caves and prehistoric sites of worldwide renown, countless castles, and some of the most beautiful villages in France. Near to the beautiful, commercial town of Bugue, where, for more than 600 years there have been weekly markets selling local produce, and where several fairs and other traditional regional fetes are organised.
Description
In the peace and quiet, far from nuisances, the property extends over approx. 4 ha (9.9 acres), discretely laid out in a predominantly wooded area. It is surrounded by unspoilt countryside, peppered with hills and small valleys often with meandering streams. The buildings are accessed via a narrow no-through lane, at the end of which is a parking area, cleverly hidden by vegetation. The setting is truly pleasant and harmonious. The woods form a protective barrier; the grasslands contain copses from which the sound of birdsong can be heard.
Probably built in the 18th century, this former small farm has recently been very carefully restored. It comprises four buildings, set out facing one another around a courtyard; all are built of local stone and have roofs of old, recuperated tiles.
The main house has approx. 126 m² (1,356 sq ft) of living space spanning two stories, including the converted attic space. The warm and welcoming interiors are bathed in gentle luminosity. The decoration is well-thought out and contributes to the dwelling’s authenticity and comfort.
Ground floor: lounge, dining room, kitchen, bedroom with shower room, toilet and dressing room.
First floor: a flat with bedroom, small living room, bathroom and toilet.
There is no lack of beautiful features: oak wood flooring, old recuperated terracotta floor tiles, exposed beams and roofing framework, cantou fireplace, stone sink, etc.
The bakery, adjoining the house at right angles, has been transformed into a study. The barn is used for storage purposes but could easily be converted. At its end, a terrace protected by a tile-covered roof provides the ideal spot for eating or reading. The fourth building is used as a shed and workshop. A little way away stands a wonderful wooden curing shed with its tiled roof; it is currently used as a wood shed. An old water pump makes it possible to obtain water from a well.
Our opinion
This small unspoilt site situated in one of the most sought-after sectors of the Black Perigord, provides a discreet, pleasant setting. A modestly sized family home that exudes a peaceful, relaxing aura. The outbuildings obviously make extensions possible, but this property is above all suited to those who want to take advantage of quality restoration works so that they can move in and enjoy the peaceful countryside.
