Location

In a village with 300 inhabitants situated in a protected area; access from Paris is easy with the excellent A13 only 10 km (6 miles) from the property. Paris is 130 km (81 miles) away, Evreux and Rouen are approx. 35 km (22 miles) away. The nearest French SNCF train station is 10 km (6 miles) away and the nearest of the surrounding villages is 2 km (1.25 miles) away.
All shops and amenities are present. The castles are open to the public in this tourist mecca where antique dealers, second-hand goods dealers, art craftsmen, local products, hiking and pony trekking are all proof of a dynamic region in tune with a challenging environmental and cultural demand.

Description

A no-through road leads to the property surrounded by tall pine and poplar trees. There are no nuisances to be seen or heard, despite the neighbouring houses which are predominantly holiday homes.
5,000 m² (1.24 acres) of attractive parklands, planted with magnolia bushes, fig trees, weeping willows, Judas trees and an orchard with numerous fruit trees, have a superb view over the nearby fields where cows graze peacefully.

The L-shaped building spanning approx. 300 m² (3,229 sq ft) has a half-timbered facade with lower sections of flint and brick and a flat-tiled roof with Jacobean-style dormers. The front and back of the dwelling feature small-paned windows and hinged shutters. Each of the French windows is protected by a canopy.
Two garages adjoin the residence. A basement runs under half the floor surface area of the dwelling. A paved terrace runs along the length of the house.
The inside of the dwelling comprises:
On the ground floor: an entrance hall, two bedrooms with cupboards, a shower room, a bathroom (the initially tiled floors are carpeted). A toilet and a fully-fitted kitchen. A reception room with a cathedral ceiling and a fireplace. A stairway leads up to the first floor. Following on from the lounge is a study with a mezzanine floor that completes the ground floor.
The first floor comprises living rooms and converted attic space all on the same level. A corridor with a mezzanine overlooking the reception room on the ground floor leads to the rooms on this second level. They include two bedrooms with storage cupboards, a bathroom, a toilet and a linen room. The attic space is converted into a sports room with a sauna and a shower. The floors of both levels are covered with terracotta tiles or parquet flooring.

Our opinion

A calm, pastoral setting that will enable its new owners to forget about the hustle and bustle of the town. The many windows make this representative of Normandy buildings both welcoming and luminous. The grounds, although modest on paper, are perfectly planted and the orchard very well kept. The property is easy to organise and enables gardening to be pleasantly combined with idle relaxation.
