17th & 18th century estate
in the Auge region

Location

The property is 10 minutes away from the motorway via which it takes two hours to get to Paris. Cabourg beach and Lisieux with its shops and schools are only 20 minutes away. In the surrounding areas there are numerous villages, listed amongst the most characteristic of the Auge region, forests and horse stud farms.

Description

The property
The gates open right in front of the former farmhouse, now converted into a guest house. The house with its well, its terrace and the different parts that make up the garden, spanning 1ha20a (2.97 acres) is at the end of the grounds.

The main house
Built in the 17th and 18th centuries, the house is typical of Normandy dwellings with its fragments of tiles between half-timbering and its flat tile roof. It was part of an estate, together with its press-house, its farmhouse, its farm buildings and its land.
Having been divided, the property currently comprises the main house and the former farm buildings and garages.
The entrance to the house leads directly into the lounge, where its fireplace stands against the wall. It has a stone mantelpiece and a wooden, 17th century beam that is slightly tarnished by successive fires. To the right, separated by well-spaced beams, is a dining room. The full length of the lounge opens into the kitchen and into a back kitchen which includes a toilet and the boiler room; rectangular terracotta tiles cover the floors. The ground floor also includes a large square lounge with a brick fireplace that was built in the 18th century. A quarter-turn stairway with a landing opens to the right on to a bedroom, under the roofing framework, with a bath and a separate toilet; on the left is a study adjoining a bathroom and a bedroom.

The outbuildings
The long, narrow outbuildings, comprising the former farm buildings, have been converted into houses.
A caretaker’s cottage has just been renovated. It has a living room with an open-plan kitchen on the ground floor and 2 bedrooms with a shower room upstairs. It extends into a garage, a workshop and a “charreterie”, where carriages were once kept.
A second dwelling is undergoing renovation with a living room, a lounge and a kitchen on the ground floor and 3 (possibly 4) bedrooms, a bathroom and a toilet upstairs. It would be possible to build terraces out the back.

Our opinion

This is a superb example of the special character of the Auge region houses. The marked difference between the 17th century part and that of the 18th century reveals two separate designs for Normandy housing.
The conversion of the outbuildings has not yet been finished, which leaves the new owners the possibility of envisaging the works in accordance with their own taste and ideas. They could be used for commercial purposes especially since the proximity of listed villages counts in this respect as a real asset.
The land could be put to a variety of uses (orchard, pleasure gardens, horses).
