19th century, middle-class house in a residential district of Hyères

Location

Between Toulon and Cap Bénat, opposite the Îles d’Or (Porquerolles, Port-Cros and Ile du Levant), Hyères is the southernmost town in Provence, renowned for the mildness of its climate. For many years as of 1830, it was the favourite seaside resort of celebrities and part of the intellectual and middle-class elite, who came here to take the waters.
Magnificent residences dating from the early part of the century around the old city still bear witness to this. 1 km (0.6 miles) from the motorway, 1.5 km (1 mile) from the French TGV train station, 15 minutes from Toulon-Hyères airport and 50 m (55 yards) along the same pavement from the shops.

Description

The house was built in 1864 spanning 4 floors with a crawl space: a garden level, a ground floor on street level, a 1st floor and approx. 50 m² (538 sq ft) of attic space awaiting conversion. All the houses in this street are similarly aligned with a dominant, south-facing view. The house includes 3 facade windows on the street side, and 4 on the south side, making a total of 17 windows. It currently spans 205 m² (2,206 sq ft) of living space.
The main entrance is on the north side by the street. The entrance hall features cement floor tiles in sparkling colours, and leads to a terracotta tile and wood stairway that provides access to all the floors. The majority of the floors have red terracotta tiles.
On the north-east side, a kitchen opens into a south-facing dining room; to the east is a cloakroom and storage room and to the south a lounge that opens into the dining room.
The lounge and dining room, each with 3.1 m (10.2 ft) high ceilings and a fireplace, have French windows, vestiges of a time when a south-facing terrace was suspended over the garden; such a terrace could be rebuilt.
Old wrought iron railings are currently installed in front of the French windows as well as in front of the windows on the first floor.
The stairway leads down to the garden level.
A large south-facing room with parquet flooring and a fireplace opens via two French windows on to a tiled terrace, protected from the sun by an electric blind. A kitchen with an old pillar and cement tiles, as well as a corridor room with parquet flooring that also leads out on to the terrace. A bathroom, a cellar and the boiler/laundry room complete this floor, which could become self-contained as it would be possible to put an exit at the bottom of the garden.
The garden of this 367 m² (3,950 sq ft) plot has palm and olive trees, white wisteria, bitter oranges and plumbago plants. A small chalet is used for storage purposes.
A gate opens on to a “béal”, a small brook, the two banks of which belong to the property. The street is accessed by walking along the bank.
The 1st floor, with 3.05 m (10 ft) high ceilings, has 3 bedrooms: 2 large south-facing ones with superb dominant views and a small, north-facing one, and a bathroom.
The attic space awaiting conversion on the 2nd floor has a 2.8 m (9.2 ft) high ridge, with a large “Velux” window on the south side. This area is divided into one large and two small, adjoining rooms.

Our opinion

A charming, 19th century, south-facing town house with a dominant view where the most important of the renovation works have been carried out.
Summer and winter alike, the beneficial mildness of the climate, the nearby amenities, as well as an independent flat on the garden level make this a particularly desirable property.
A significant “COS résiduel” (unused French plot ratio) would make an extension possible.
