Location

Less than 2 hours from Paris and a little more than 40 km ((25 miles) from Honfleur. In the heart of the Risle Valley; Brionne and Le Bec-Hellouin are less than 10 km (7 miles) away. The property is next to a small church and farmland.

Description

The property
Surrounded by walls, neither the house nor its parklands are visible from the main village street, from which, once through the porch way, the property is directly accessed.
The rectangular grounds feature the parklands at the front and the dwelling, its outbuildings and the swimming pool at the back.
An additional strip of land protects the property from any neighbouring constructions.

The residence
Built at the end of the 19th century by the lord of the village manor for his daughter, this square residence is all on one level.
The architecture obviously takes its inspiration from the classic “Trianon” by respecting the main codes such as: the residence is square and spans just one level, it has a flat roof, hidden behind Italian-style coping and is set between the courtyard and the garden. The main facade of the building is composed of a slightly protruding central body and two small, perfectly symmetrical wings. It is build of brick and quarry stone and is rendered in parts. The corner stones, cornices and window framing are of stone.
The entire building is covered by a roof terrace surrounded by an acroterion decorated with raised panels and stone capping. It is protected with tar paper, making it watertight.
The large, vertical windows in the centre of the façade have semi-circular arches, the others are rectangular.
A tiled terrace is directly accessed from the lounge via double French windows situated in the centre of the façade. It is surrounded by a wrought iron balustrade supported by stone pillars and looks out over the parklands and the swimming pool. The guest house
This former caretaker’s cottage dates from the same period. Built of red brick, with the upstairs of brick and half-timbering, it has been entirely renovated and has all modern-day home comforts. Under a covered veranda is a dining room with an open-plan kitchen. This is followed by a large bathroom with a Jacuzzi, a lounge and a toilet. There is a bedroom with a dressing room upstairs.
A little further away is a garden shed with access to the land behind.

Our opinion

This property has always been immaculately kept by the current owners. The parklands are of a reasonable size and their upkeep is not costly. Although not isolated, the village is away from all audible nuisances and the valley reflects the changing colours of its landscape all day long.
