19th century chateau with its former wine storehouses in 6.4 acre parklands

Location

Set on a hill dominating the Garonne and Bordeaux, town of art and history classified as a World Heritage site by Unesco in 2007.
On the outskirts of a village with 3,000 inhabitants, much appreciated for its location and quality of life.

Description

6.4 acres of parklands crisscrossed with driveways winding between the various species of one hundred year old trees. Several rows of vines are a reminder of the property’s wine-growing history; the season’s vegetables grow in the vegetable garden.
A high stone wall prevents the buildings in the centre of the parklands from being overlooked.
The chateau
Built in the middle of the 19th century on the foundations of an older building, the cellar of which still remains, the building spans a ground floor and two stories.
Rendered rubble stone walls, doors and windows framed with dressed stone, baluster balconies and a slate roof are proof of the quality of the construction of the building.
Inside, the layout of the rooms has been cleverly thought out, the decoration is refined without being ostentatious.
With no expense spared, everything has been restored, refurbished and redesigned over the last five years: rendering, roof, insulation, heating, sanitation, access control, etc.
Approx. total of 8,070 sq ft of living space:
Ground floor: entrance via a gallery running from one end of the building to the other and leading to all the reception rooms: two lounges on either side of the large dining room, billiards room. Small dining room, study, conservatory, vast kitchen, toilet and utility rooms.
1st floor: a gallery similar to that on the ground floor leads to 3 spacious bedrooms, each with a dressing room and bathroom, 1 study.
2nd floor: 6 bedrooms, 4 bathrooms and 1 large room.
The outbuildings
. Two former wine storehouses which face one another and form a patio: the first with a floor surface area of 3,767 sq ft contains a heated swimming pool, a function room with entrance hall, a semi-professional kitchen, bathroom and toilet facilities and a machine room. The second with a floor surface area of 2,691 sq ft, contains a reception room with a bread oven, kitchen, lounge on a mezzanine floor, bathroom and toilet facilities.
. A caretakers’ cottage at the property entrance.
. Another flat adjoining the second wine storehouse.
. Garage and wood shed.

Our opinion

The numerous qualities of this property: its proximity to Bordeaux, the size of the parklands, the pristine condition of the chateau and its outbuildings, make it possible to envisage a multitude of uses: quite simply a pleasant residence as it is now, a small luxury hotel, a seminar and function business, a company head office, etc.
