Small castle 10 miles from Toulouse
on the borders of the Lauragais region

Location

10 miles from the centre of Toulouse and 16 miles from its airport (daily flights to all major European cities).
On the hills to the south of the “pink city”, in undulating wooded and unspoilt countryside.
Close to a golf course renowned not only for its beauty but also its technical nature.

Description

The property: Traces of the act authorizing the building of the property in 1555 are to be found in French departmental archives. It was built by a family of merchants who became rich trading woad and who were made peers by the “Capitoulat” in Toulouse; the property was long to be lived in by the same family. It was sold in 1715 to another “Capitoul” who had also built an extremely beautiful mansion house in the centre of town. Having been widowed, his daughter was to decide in the 18th century to have part of the old castle, built in 1555, demolished so as to construct a building typical of her era reusing the materials. It was when the rendering was removed from this building in the 1950’s that the geminated windows and the change in bricks enabling these modifications to be followed came to light. Finally, in the 1970’s, an annexe was built by the previous owner, the bonding of its bricks enabling it to be integrated into the existing building.
A private tree-lined driveway, bordered to the left by a horse riding centre and its buildings and to the right by a former house, leads to the entrance gates of the property. Said gates open on to an inner courtyard. The main building is at the back of said courtyard which is bordered to the left by outbuildings previously used for farming purposes and to the right by the former caretaker’s cottage, a garage and a lean-to.
The property has a surface area of just under 10 acres and is composed of terraced gardens, meadows and woods.

The castle: approx. 3,552 sq ft.
Flanked to the left by a square tower in the form of a bracket-corbel, the façade on the same level as the courtyard faces east.
To the west, the castle porch dominates a terraced courtyard, itself overlooking a meadow.
To the south, on a lower level, the swimming pool area, also terraced, dominates a former fish breeding pool.
A first stairway on the south side leads from the entrance courtyard to the rear of the castle and a second leads to the swimming pool.

The outbuildings:
The farm building with a floor surface area of 2,476 sq ft.
Also built of bricks, and formerly used as a grain silo, it has great conversion possibilities.

The caretaker’s cottage with a floor surface area of 1,722 sq ft.
Comprising 2 x 861 sq ft stories, this independent house is, however, joined on one side to another property and needs to be completely renovated. It comprises a kitchen, living-dining room on the ground floor, and 3 bedrooms and a shower room upstairs.
A garage. A greenhouse.
This independent room, built of brick and endowed with a large picture window with small panes, has a fireplace.

Our opinion

Perhaps it is because of the terraced gardens, the pine and cypress trees and the undulating surroundings that this property bears a resemblance to Tuscany.
Once the necessary restoration has been completed, this castle, being just a stone’s throw from Toulouse and small in size, will make a pleasant abode for a family to live in an environment that is calm without being isolated.
