Large, 19th century castle in the Roanne area
In the middle of the Côte Roannaise vineyards, near to the Livradois-Forez nature park in unspoilt, undulating countryside, to the north-west of Roanne. On the outskirts of a small mediaeval village with approx. 600 inhabitants.
330 km (206 miles) from Paris, 80 km (50 miles) from Lyon and 40 km (25 miles) from a motorway exit; the A89 junction scheduled for 2012 is to provide a direct link to Lyon.
On the outskirts of a large medieval village, this walled estate extends over almost 1 ha (2.47 acres); large wrought iron gates mark the main entrance to the property, and a wide driveway winds its way through the majestic cedar trees up to the castle porch. The rear of the building opens on to a square, gravelled courtyard, once an entrance for staff and suppliers.
The castle
Dating from the middle of the 19th century, the castle is a vast building built over three stories, each spanning approx. 450 m² (4,844 sq ft); it has been restored within the last ten years and is now an elegant residence.
The ground floor: the entrance accessed via the porch, opens into a long corridor that leads to a large lounge, a small lounge, a study and the majestic stairway leading to two floors of bedrooms. Another corridor leads to the dining room, then the kitchen, a toilet, a back stairway, a large storeroom and a linen room.
The first floor: a vast corridor provides access to 4 bedrooms each with their own shower room and toilet. A corridor leads to the master suite that comprises a lounge, a bedroom and a bathroom, to the back stairway and a vast games room.
The second floor (where the conversion awaits completion) comprises 9 bedrooms, 2 shower rooms and an attic.
The partly converted basement includes a mezzanine floor complete with air vents and 2 wonderful vaulted cellars.
The outbuildings
At the bottom of the parklands, the former stables (approx. 180 m² / 1,937 sq ft) have been partly converted; an old tennis court is in need of restoration.
Near to the large entrance gates, a 115 m² (1,238 sq ft) caretaker’s cottage has been entirely restored.
These highly successful restoration works have preserved the original decorative features and provided a pleasant and comfortable place to live. This large residence has the benefit of a nearby charming medieval village and all its amenities as well as its parklands and outbuildings. It is a large family home that could easily be converted into a professional tool, especially as the second floor still has a vast surface area awaiting conversion.
