18th century castle in the French department of Eure

Location

Equidistant from Paris and Deauville, the property is situated in a town with 2,500 inhabitants. Access is via the A13 (Paris/Caen) 5 km (3 miles) away; Rouen is 30 km (19 miles) away, the French SNCF train stations are approx. 20 km (13 miles) away. Near to primary and secondary schools, businesses and shops. Close to the Normandy forest, ideal for hiking and horse riding.

Description

The property In 17 ha (42 acres) of elegant parklands, including 14 ha (34.5 acres) of woods, surrounding the castle. A wide, tree-lined driveway leads from the main road to the castle. On the right, overhanging the castle, is a caretaker’s cottage or guest house, possibly 16th century, with a tiled roof and half-timbered walls (a full restoration is required but it is of good architectural quality).
On the left, on a lower level, is a building currently used for storage purposes.
On the other side of the residence, are a swimming pool and a cellar which history details as being linked to an underground passageway leading to the town church.
Further away, on the left once past the swimming pool, is a tiled laundry room with a fireplace, currently used for storing garden furniture and for relaxing.
Beyond the vast expanse of grass, a bridleway leads into the forest of beech, fir and oak trees that is part of the estate. The property also includes a dried up lake of approx. 5,000 m² (1.24 acres) and a tennis court.

The castle
A prominent central section, crowned with a classical triangular fronton with its spandrel including coats-of arms of the lords who lived there, on which is the saying “Faire bien and laisser dire!” (Do what you think best and don’t worry about what people say). The symmetrical extension of the brick building to the south-east is made of flint and white stone on the ground floor and brick upstairs.
Set at a barely perceptible right-angle, to the west, is a front corner pavilion made of pointed flint with stone toothed quoins.
The architecture of the building is a relatively well-balanced mixture of brick, stone and flint.
The rear facade is more sober; reflecting the main features of the building, it is all in brick.

There is a small-tiled, hipped roof on the main building, and a conical roof on the corner pavilion.
On both sides, to ensure the illumination of the partly converted attic space, are very slightly arched dormer windows with projecting eaves. The castle includes: 7 bedrooms, 5 bathrooms, 2 lounges, 1 dining room, 1 study, 1 kitchen and a vast entrance hall.

Our opinion

A superb situation and parklands to shelter the building from any nuisance. The wooded part is particularly beautiful and it is a shame that the lake has dried-up. The current decoration will not necessarily please the future owners but certain essential structural features such as fireplaces, floors and ceilings are of very good quality. And the architectural quality of the property cannot be denied.
