Location

On the undulating land of a small commune in the centre of Brittany, in surroundings that predominantly contain woods and farmland as well as having a wealth of prehistoric and antique vestiges. A few minutes from all amenities. Lorient airport and train station are 45 minutes away with links to Paris in 60 minutes and Lyon in 90 minutes by airplane and to Paris in 3 hours by French TGV train.

Description

On the outskirts of a town, a narrow lane leads to the heart of a large estate of almost 108 ha (266 acres) partly composed of woods (approx. 60 ha / 148 acres), untenanted cultivated land (approx. 11 ha / 27 acres), grasslands and gardens as well as 2 lakes (3.5 ha / 8.6 acres and 1 ha / 2.47 acres) fed by a stream running through the property. A chateau and its numerous outbuildings stand on this estate.

The castle
On the foundations of a building dating from the 18th and 19th centuries, the chateau was rebuilt at the beginning of the 20th century in a neo-18th century style. Its impressive proportions make it one of the most outstanding in the region.
This elongated building is composed of a central building, five openings wide, extended by two pavilions slightly set back, each with two openings, and by two annexes. The main building has a Mansard roof, but the two side annexes have imperial domed roofs. The south facade features roof dormers with triangular and arched pediments in line with the openings.
The north facade has three central openings that are topped with a masonry support crowned by a vast arched ornamental pediment featuring coats-of-arms.
It spans approx. 1,250 m (13,455 sq ft) of living space and four floors over a cellar.

Ground floor
A large entrance hall, with a tiled floor, a peristyle, a fireplace and a monumental stairway, leads left to a vast reception lounge, in the extension of which is a small lounge. To the right of the entrance hall is a lounge/library with panelled walls; on the right-hand side are two dining rooms (including one with a monumental fireplace), a study (with a stairway leading upstairs), a kitchen, hall areas and a toilet. The lounges feature herringbone pattern parquet flooring.

First floor
A vast landing leads to five bedrooms each with a bathroom/toilet; a dressing room and a study. There is strip pattern parquet flooring throughout the floor. A second back stairway leads up to the floor above.

Second floor
A landing and then a corridor lead to six bedrooms, each with their own bathroom/toilet, two laundry areas and a shower room.

Third floor
Attic space that could be converted comprising ten rooms and two attics. Strip pattern parquet flooring

Basement
Several cellars notably housing the boiler room and a wine cellar.

The stables
A horse stud farm comprising stables (11 loose boxes, a shower and an office) as well as various outdoor facilities for horses (7 paddocks). A shed for equipment. A 7 place horse walking machine.

House
A house divided into 2 separate flats, each spanning approx. 25 m (269 sq ft) with a living room and kitchen area on the ground floor and a bedroom and bathroom upstairs.

Caretakers accommodation

Our opinion

This comprehensive estate is in a surprising general state of repair. The contemporaneity of the chateau is overshadowed by its architectural and environmental qualities.
Both rider and mount are welcome here and any use to which the property might be put cannot be hindered by any tenants.
