Authentic 17th century listed Brécourt castle between the Ile de France and Normandy

Location

Between Pacy-sur-Eure and Vernon, only 70 km (44 miles) from Paris via the A13, just far enough to know that you are in the country.
Nearby are the Seine and Eure valleys, with Giverny, Vascoeuil and Roche-Guyon. The capital can be reached in less than an hour, and the seaside takes little more.

Description

In parklands of approx. 20 hectares (49.4 acres) comprising woods and vast stretches of grasslands, providing extensive views, the main brick and stone building is pure Louis XIII in style. It was built by Messrs Jubert of Rouen Parliament, son and grandson of Henri the first. It was the residence of the United States’ Ambassador in the last century.

The high windows and the roof dormers with hanging windows and alternately rounded and triangular pediments are arranged symmetrically to let in a maximum of light.
The 3,000 m² (32,390 sq ft) of living space is decorated with numerous period features (terracotta floor tiles, 15 fireplaces, a straight stairway with a carved oak balustrade, spiral stairways, French ceilings on all floors, indoor shutters, wainscoting, etc.).
30 bedrooms and suites all with private bathrooms have been converted for guest use.
More than 600 m² (6,458 sq ft) of function rooms are spread over 2 floors; there is also an indoor swimming pool.

Outbuildings: orangerie, 350 m² (3,767 sq ft) of meeting and function rooms (adjoining pantries), staff pavilion, sheepfold (ground floor surface area of 110 m² / 1,184 sq ft with the possibility of 2 levels).

This fully operational unit has a new roof, a new boiler room and recent bathroom and toilet facilities. There is a tennis court in the parklands.

Our opinion

The spirit of the site and the character of the preserved stone make this residence an exceptional opportunity. The elegance of the property is highly representative of an architectural style that dates from the first quarter of the 17th century.
The professional activity is currently run by one of the top French innkeepers who has hardly ever given into the ease of restoration works that do not take the original decor into account. Such conditions mean that it could become a family home or, of course, that the business could be continued.
