Location

In the south of the French department of Seine-et-Marne, 70 km (44 miles) from Paris, on the outskirts of a village, 10 km (6 miles) from Fontainebleau. Paris is 50 minutes away by road (A6 motorway).
French SNCF train station 15 minutes away (Paris/Gare de Lyon in 45 minutes).

Description

The main building of this residence was built in 1870, and was extended in 1910 with the addition of a wing at the back, which in no way altered the main facade. One gable wall has a conservatory with a roof terrace, surrounded by stone balusters, thus extending the building. The external walls of the building were initially of red brick, most probably in the Louis XIII style. The external architecture was entirely redesigned and modified at the beginning of the 20th century in the Art-Deco-style as the concrete exterior and the architectural features, refined geometrically shaped window framing, consoles and cornices, all show.
Slate covers the hip roof of the main building, topped with brick chimney stacks, and adorned with finials, and the three sloped roof of the extension. Both sides of the long slopes feature two Jacobin-style roof dormers.
In the middle of the facade, wide terrazzo steps lead up to the porch way. The large, vertically aligned windows are protected by period, wrought iron railings.

The chateau (approx. 500 m² / 5,382 sq ft)
The floors feature oak, strip pattern parquet flooring or floor tiles.
The majority of the many marble, stone and brick fireplaces are in good working order.
Ground floor
The large entrance hall leads left to a large lounge (85 m² / 915 sq ft) opening on to two tiled terraces, one on a gable wall and the other at the back spanning more than 100 m² (1,076 sq ft) and including a veranda (approx. 30 m² / 323 sq ft); straight on to a vestibule, the door to the basement and the stairwell; right to the dining room (30 m² / 323 sq ft) and at the back, a pantry, the kitchen, a small room (storeroom) and a toilet with a wash-hand basin.
The large lounge, the entrance hall and the dining room are all adjoining and span almost 150 m² (1,615 sq ft).
First floor
A landing and a corridor lead to five bedrooms, three bathrooms and two dressing rooms.
Second floor
A landing and a corridor lead to five bedrooms, three bathrooms, two dressing rooms and a linen room.

The outbuilding (approx. 240 m² / 2,583 sq ft)
This former farm building dating from 1850 is a fully renovated, self-contained building with three wings. It is set out in a U-shape around a square, paved courtyard. One wing comprises a dwelling that includes a lounge, a dining room and a kitchen on the ground floor; a bedroom, a bathroom, a study and a dressing room on the 1st floor.
In the central building which is directly accessible are, on the ground floor, four bedrooms two of which have mezzanines, a bathroom, a shower room and a linen room.
The third wing comprises a barn, a workshop and garages.

The grounds
Approx. 2.5 ha (6.2 acres) of walled and fenced in parklands that include lawns, grasslands and woods with a variety of species: one hundred year old oak trees as well as plane, lime and chestnut trees. An orchard completes the property with apple, plum, cherry, pear, apricot and walnut trees. A large circular fountain adorned with a central statue.
An unoverlooked swimming pool (12x5m / 039.4x16.4 ft)

Our opinion

50 minutes from Paris, on the edge of Fontainebleau forest, this outstanding and original looking residence is ideal for lovers of the Art-Deco style.
The vast, luminous reception rooms are extremely pleasant; they open on to terraces, overlooking the parklands on three sides of the building.
Some interior decoration and general maintenance works are required, especially upstairs.
The fully renovated outbuilding greatly increases the living space of the property and could even accommodate a second family.
The swimming pool is an asset that cannot be ignored.
Future owners could consider this property suitable for a main residence, a holiday home or even for running a bed & breakfast activity.
It is an ideal spot for horse or hunting enthusiasts.
