Second Empire residence on the banks of the Marne, 30 minutes from Paris

Location

25 km (16 miles) from Paris. On the borders of the French departments of Val-de-Marne, Seine-St Denis and Seine & Marne, in a large town with the Marne running through it.
The Marne-la-Vallée commercial and industrial centre is 10 minutes away. On the banks of the river and near to the town centre.
The municipality has all shops, amenities, leisure activities and schools.
Public transport includes the French RER and RATP train lines and an SNCF train station (suburban lines).

Description

The residence was built in 1870, at the end of the Second Empire. Architectural features from the Louis XIII style are mixed with those of other periods. This is the influence of late 19th century eclecticism.
The body of the main building is flanked by two projecting towers. One, pentagonal in shape, contains the main stairway and the other, round in shape, the back stairway.
The walls are of red brick, the quoins toothed, the window frames of varying forms, the cornices feature corbelling and the stairways are of dressed stone. The multi-sloped Mansard-style roof has a zinc deck and a slate roof break. The candle-snuffer roof on the tower is made of slate and topped with an embossed, zinc lantern.

The break features miscellaneous roof dormers, with two-slopes and exposed roofing framework or of Renaissance-style adorned with wrought stone pilasters and entablatures.
The windows and balconies are protected by wrought iron, scrolled guard rails and railings.

Two stairways lead to a stone terrace encompassed by pear-shaped balusters and running along two sides of the building.

The residence (approx. 300 m² / 3,229 sq ft).
The floors on the ground floor are covered with old stoneware tiles or with oak wood, herringbone parquet flooring.
Upstairs, they are of oak wood, randomly matched parquet flooring and the bathrooms are tiled.
The ground floor includes an entrance hall, with a toilet to the right, the stairwell is in the tower; straight on is a fully fitted kitchen and to the left, the reception rooms: a large lounge with a fireplace adjoins the dining room with its fireplace, which can be directly accessed from the kitchen.
An oak wood stairway, the first curving flight of which is made of stone, leads upstairs.

The 1st floor includes an open-plan landing room with wrought iron railings; off to the left is an anteroom, and to the right a corridor leading to bedrooms, bathrooms and dressing rooms. At the end, the back stairway leads up to the top floor previously given over to domestic staff accommodation with an outside access from the garden level.
The 2nd floor with its sloping ceilings includes a central corridor leading to two bedrooms, opposite a bathroom and another bedroom. There is another room at the end (bedroom or storeroom).
The basement runs underneath the entire house and includes a wine cellar, a laundry room, a machine room and various storerooms.

The grounds
A wonderful 3,500 m² (0.86 acre) landscaped garden with lawns, planted with various species of bushes and trees some of which are over one hundred years old: planes, oaks, conifers, box wood, etc. Completely unoverlooked, behind the building is a heated swimming pool (5x12.50 m / 16.4x41 ft).
The property is fully enclosed by walls and entrance gates.

The outbuildings
A small building of no particular style is set back and used as a storeroom and garage.

Our opinion

A town residence with Napoleon III style architecture, situated in a pleasant setting facing the river, where the towpaths have been made up for walking and cycling.
The original decorative features have fortunately been preserved (stained glass windows, decorative staffs, mouldings, rosettes, wainscoting and marble fireplaces) and modern-day home comforts have already been added. All that remains are light restoration and general maintenance works to perfect the property.
An impressive middle-class house, but its reasonable size and surface area, make this a residence that could easily be lived in on a permanent basis.
We would reiterate that the property is geographically situated between the town and the countryside, on the borders of Outer Paris and the Seine-&-Marne countryside.
