Small, Louis XIII style, 19th century chateau, 1 hour from Paris in the French department

Location

In the French department of Seine-et-Marne, along the Champagne route, in a town surrounded by green and wooded hills, and crossed by two rivers.
Paris is 80 km (50 miles) away by road, 65 (41) of which are on motorway (A4).
Roissy airport is 45 minutes away.
French SNCF train station (with free parking): Paris / Gare de l’Est. Regional buses. All shops and amenities, infant, primary and secondary schools in the town.

Description

The property
The chateau was built in the Louis XIII style in the middle of the 19th century. It is one of those buildings built during this era where great care and attention was paid to the architectural detail.
The residence underwent complete renovation works on the inside in 1996, at which time the current owners added the necessary modern day home comforts. The contemporary kitchen is fully equipped. The electrical wiring, plumbing, central heating and alarm systems are all recent.

The castle
The building’s external stone walls are rendered. The lower sections, the toothed quoins as well as the window framing, consoles and cornices are of dressed stone.
The multiple-sloped roof is of Trélazé slate with a zinc crest and finials. It was completely redone ten years ago.
The domed hip roofs of the oriels, on each side of the projecting central building, are of slate flakes. The façade and rear of that of the main building features three two-sloped roof dormers with wrought eyebrow pediments.
In the centre of the facade, four central stone steps lead up to the porch way topped with a balcony adorned with a cast iron balustrade. The windows also have cast iron railings. The back steps on one gable wall lead directly to the kitchen.

The oak stairway, leading to the upper floors, has a first curved flight that is of stone with cast iron railings, a walnut banister and a brass newel post.
The floors on the ground floor feature recent floor tiles with the exception of a lounge, which has strip pattern parquet flooring. All the first and second floor rooms have carpeted parquet flooring apart from the bathrooms which are tiled.
All four marble, stone or brick fireplaces on the ground floor are in full working order.

Approx. 450 m² (4,844 sq ft) of living space.
Ground floor
The entrance hall leads to the left to the kitchen (contemporary) that opens on to the dining room, a lounge that can also be directly accessed from the hall and another lounge/library. These three adjoining reception rooms open on to the terrace and the parklands at the rear via three double French windows; to the right to a toilet with a wash-hand basin, a large vestibule and the stairwell.

First floor
A large landing, opposite a long corridor leads left to a bedroom and a shower room, at the end, a bedroom, and right three bedrooms and a shower room; plus three anterooms used as dressing rooms.

Second floor
Landing, opposite a corridor leads to three bedrooms, a shower room, a bathroom and attic space awaiting conversion.

Full basement
Tiled throughout, it includes a large room, various storage areas, machine rooms and a wine cellar. The outbuildings
An independent building comprising a dwelling awaiting renovation, a stable (2 loose boxes) and a dovecote. A large surface area upstairs is just waiting to be used.

Another building is in use as a barn, a farm shed and a wood shed. A large greenhouse awaits restoration.

A large 250 m² (2,691 sq ft) chapel built in the late 19th century is in pristine condition and illuminated by some wonderful stained glass windows.

The grounds
Parklands of approx. 9 ha (22 acres) are enclosed by walls and railings. They comprise grasslands and woods with various species: an outstanding yellow poplar tree that is well over a hundred years old, one hundred year old oak trees, hornbeam, maple, ash, alder, purple beech and chestnut trees as well as bridle paths.

Our opinion

This village chateau with its elegant architecture is completely unoverlooked; set in the heart of a small, charming town in a beautiful region of Seine-et-Marne just an hour away from Paris. Parklands of 9 ha (22 acres) in town is not very common!
Use as a main residence, a holiday home (for Parisians) or for a bed & breakfast activity are amongst the many possibilities open to its new owners.
Ideal for lovers of horse riding or hunting and fishing enthusiasts.
