Small, 18th century chateau in the south of the French department of Seine & Marne

Location

In the Bellifontaine region, just 1 hour south of Paris, in a hamlet 3-4 km (2 miles) from a town that stands on the river Seine.
Road access from Paris: A6 or A4 (60-70 minutes).
French SNCF train station in the town (60 minutes to the centre of Paris).
Regional bus service.

Description

This hunting lodge was built at the beginning of the 18th century. The residence was then enlarged during the Directoire period with the addition of two small wings and an extension running the full width of the building at the back.
The chateau (250 m² / 2,691 sq ft + 40 m² / 431 sq ft converted attic)
It comprises a slightly protruding central building and two wings. The bonding is of stone and rendering. The corner stones, cornices and window framing are of stone. The large, vertical, facade windows are protected by wrought iron railings.

The original hunting lodge is topped with a slate, hipped roof featuring, on each side, a large, two-sloped roof dormer with a conventional triangular pediment, the one at the back houses a semicircular arched doorway which leads on to the terrace on the parklands side. The Directoire period additions have roof terraces surrounded by stone balusters.
In the centre of the perfectly symmetrical facade, a curving stairway leads up to a porch way in the middle of which are the double entrance doors that are protected by an old-fashioned, glass canopy. On one gable, another stairway leads to the kitchen via a service entrance.

Ground floor:
The entrance hall leads on the left to a dining room (with wainscoting and a fireplace) and the kitchen; straight on to the stairway and a toilet; and right to two adjoining lounge/libraries (with fireplaces), a shower room and a toilet. At the back, accessed via the dining room and the lounges, a large reception room spanning more than 50 m² / 538 sq ft (with a marble Louis XV fireplace) opens on to the terrace on the parklands side via double doors. The floors are tiled with inlaid decoration or have oak Versailles, herringbone or strip pattern parquet flooring.
The recently installed lift travels between the ground and the first floors.
1st floor:
The landing provides access on the left to a bedroom with a bathroom and on the right to a linen room; then a corridor leads on the right to a bedroom with a shower room, and straight on to a bedroom (or study) and a ladies’ sitting room (or dressing room), and a large bedroom with a bathroom, all on the parklands side.
2nd floor with its sloping ceilings:
The attic space has been converted into a large room (40 m² / 431 sq ft about six feet high) leading on to a terrace surrounded by balusters that match those of the ground floor terrace. There is a vaulted cellar under the central section.

The outbuilding
A small, independent, two-storey caretaker’s cottage, built of millstone grit, comprises a living room / kitchen, a bedroom, a shower room and a toilet.

The parklands
Completely enclosed by stone walls, approx. 1 ha (2.47 acres) of lawn, grassland and one hundred year old trees of various species: oak, beech, chestnut, plane, ash, poplar, etc.

Our opinion

Discreetly situated in the heart of the countryside, on a little used road, this property is steeped in a peaceful atmosphere.
In one of the most beautiful regions of the French department of Seine & Marne, less than an hour from Paris, near to the banks of the Seine and the Fontainebleau forest, the view stretches over the undulating, wooded countryside such that the parklands appear endless.
It is true that this elegant residence, classed as a chateau, with its sober architecture is in need of some attention inside, but the potential is there… enabling its glory of yesteryear to be restored.
Ideal as a holiday home or a main residence, this reasonably sized property could easily be lived in on a permanent basis.
