Large castle and its outbuildings from the Louis XVI era on the outskirts of Nantes
Location
The property is situated 370 km (231 miles) from Paris, 339 km (212 miles) of which are on motorway. Nantes is 15 km (9 miles) away; French TGV train station to Paris (2 hours). The nearby village has all amenities.
Description
The castle was built in the 18th century by a navigator and officer from the French Navy. It is surrounded by parklands with trees of over one hundred years old. It was redesigned at the end of the 18th century in pure Louis XVI style. The castle changed hands in the 20th century and in the 1930’s became a convalescent home.
The property is accessed via a plane tree-lined driveway. On one side, the castle and approx. 13 ha (32 acres) of parklands, enclosed by walls on two sides. On the other, grasslands spanning a total surface area of approx. 3 ha / 7.5 acres (including 2.4 ha / 5.9 acres with planning permission.
The castle needs to be completely redesigned as the layout of the rooms is not in its original format.
The outbuildings, used in the past as a caretaker’s cottage, staff flats and a staff dining room (approx. 1000 m² / 10,764 sq ft) offer great potential.
A few metres away, a three storey, reinforced concrete building spanning a total surface area of 4,400 m² (47,360 sq ft) was built in the 1980’s for use as a hospital. On the grasslands’ side, a building from the same era spanning a surface area of approx. 200 m² (215 sq ft) is used as a garage and a workshop.
Our opinion
This is an opportunity to live in a castle very near to Nantes. Obviously, we have a commercial activity in mind as the accesses are easy and the total surface area vast. As far as the 24,000 m² (5.9 acres) of grasslands with planning permission are concerned, the PLU (local planning programme) provides authorisation for medicalised, tourist accommodation. The creation of private housing is forbidden in this instance unless it concerns a project involving bed & breakfast or holiday accommodation.
