Near to Brotonne forest,
18th century chateau

Location

The property is located near to Brotonne forest, to the west of Rouen. This forest is part of the Normandy Seine Loops Nature Park. It is 12 km (7.5 miles) long and 10 km (6.25 miles) wide and is crisscrossed with forest paths. The A13 motorway is 5 minutes away. The property is 90 minutes from Paris, 30 minutes from Rouen and 40 minutes from Deauville and Honfleur. The village, with its local shops, its doctor and its schools is less than 5 km (3 miles) away.

Description

The property
The property is set in the country. A narrow country lane leads to the entrance gates that open on to a straight driveway, running through the centre of 4,400 m² (1.09 acres) of tree-lined parklands. The rectangular residence is at the end of this driveway.
The residence
Built in the middle of the 18th century, it was home to one of France’s noble families. Its proximity to the forest meant that it was used as lodge for hunting with hounds until the 19th century, when it was turned back into a home. A fire completely destroyed the inside, the roofing framework and the roof one night in 1966. It was then left derelict until its current owner renovated it.
This brick and limestone building is adorned with a pediment on each of its facades. The slate roof is topped with a bell-turret. It features one or more roof dormers on three of its four slopes. Numerous windows on each facade let in copious amounts of light, making the residence extremely luminous. The central entrance hall opens right into a dining room and the kitchen; left into a lounge and the study. Both reception rooms have their own fireplace. The upstairs comprises three bedrooms, a bathroom and toilet. A fourth bedroom with bathroom and toilet awaits completion. Works could be carried out in the attic, with its high ridge, to make it habitable. A partial cellar can be accessed from the lounge or from outside.

Our opinion

Its setting is one of its biggest assets; in the peace and quiet but less than 5 minutes away from the motorway which makes it easy to get to Rouen, Paris and the Normandy coast. The building is not without charm, despite the fact that the fire destroyed all its original features. The lack of buildings around the property, avoids a feeling of confinement that could be caused by the surface area of the property. A few minor restoration works will enable new owners to add their own personal touches.
