250 km (156 miles) from Paris, 225 (141) of which are on the A10 motorway, 20 minutes from Tours, its SNCF train station with 65 minute links to the French capital, and its airport with links to London all year round and links to Marseille, Figari, Dublin and Porto during the summer.
In the centre of a large forest renowned for its big and small game hunting. Primary school, doctor and shops with essential items 5 minutes away, secondary school 7 km (4 miles) away, sixth form colleges and universities in Tours.

Description

This estate spans 83 continuous ha (205 acres).
It includes a 70 ha (173 acre) forest which is well-planted predominantly with oak trees. It has a good density and a good future thanks to its young seedlings. 13 ha (32 acres) of grasslands. The woods are criss-crossed with numerous private paths and two lakes are there, providing animals with the water that they need.

The main house
This building was built in the 19th century of rendered quarry stone with a roof composed of small local tiles. It spans approx. 230 m² (2,476 sq ft) of living space. The ground floor comprises an entrance hall, a large living room, a bedroom (or a study), a bathroom, a kitchen, a toilet and a hall area.
The main room has an impressive stone fireplace and a superb roofing framework; there are terracotta tiled floors throughout.
Upstairs, there are 3 bedrooms, one of which is big enough to be divided into two, and a bathroom.

The outbuildings
A second house, communicates with the main building by means of their shared entrance. Spanning a surface area of approx. 80 m² (861 sq ft), it is ideal for children and friends. It comprises a living room, a kitchen, two bedrooms, a bathroom and toilet.
A barn with a floor surface area of 70 m² (753 sq ft) has an upstairs that could easily be converted.
A small building (former pigsty) is divided into three rooms which makes it possible to store equipment essential for maintaining the property as well as wood for the fireplace.

Our opinion

This property, spanning a little more than 80 ha (198 acres) so close to Tours, appears to us to be a golden opportunity for lovers of “beautiful nature spots”. Whether they are hunters or hikers, whether they come from faraway looking for a leisure property or whether they are locals wanting a main residence away from the hustle and bustle, they should act positively and choose this estate.
The forest’s tax advantages (still ongoing) are an additional asset.
