Rare cellar windmill and its guest house on the borders of the Touraine and Anjou regions
Not quite an hour by road from Tours and its French SNCF train station, with links to the capital in 65 minutes, and Tours airport with flights all year round to London and summer flights to Marseille, Figari, Dublin and Porto.
In a dominant position, perched on the hillside which overhangs the south bank of the Vienne, not far from its confluence with the Loire, with vines, fields and woods for as far as the eye can see and the slow running Vienne in certain spots.
Primary school, doctor and shops with essential items 4 km (2.5 miles) away, secondary school and sixth form college 10 km (6 miles) away and universities in Tours and Angers.
This hilltop embracing property spans a surface area of 1.2 ha (3 acres). It comprises a pleasure garden, a meadow that was once vine-growing land, a large lawn area including a swimming pool and an area of uncultivated land.
The property features two buildings, each with its own entrance off the narrow lane that runs alongside the property and leads to the neighbouring residence.
The cave windmill
This building dating from the middle of the 19th century is typical of those set in the countryside in the Anjou area which totalled about 180 at this time. This is one of the twenty current survivors. Unfortunately, it has lost its sails and the “hucherolle” or wooden cage that supported them, enabling them to change direction in the wind by pivoting on the freestone built cone known as the “massereau”.
Bought in ruins by its current owners who had fallen in love with it, about twenty years ago, it has been gradually restored and today constitutes a comfortable 150 m² (1,615 sq ft) dwelling that can be lived in straightaway.
The ground floor comprises a living room, a large kitchen that also acts as an entrance hall, a bedroom, a bathroom and a linen/boiler room.
The 1st floor includes a bedroom on a mezzanine floor nestled in the base of the “massereau”, a study area and a bathroom.
The guest house
On a lower level, a former barn that was also in ruins has been restored and is now a pleasant 100 m² (1,076 sq ft) guest house with a lounge/dining room and a large kitchen on the ground floor, with two bedrooms and a bathroom upstairs.
A heated 11x4.20 m (36x13.8 ft) swimming pool.
A superb chance to purchase an original building and to be able to take advantage of surroundings that are becoming difficult to find.
The two buildings are in a good state of repair, both inside and out. There are, therefore, no costly or tedious works to be carried out. All the new owners need to do is install their furniture and then go for a swim or go and explore the surrounding countryside.
