19th century manor house in 70 ha (173 acres) 2 hours south of Paris

Location

Just a few miles separate the property from the royal river, 280 km (175 miles) of which are classified as a World Heritage site by Unesco, and the “La Loire à Vélo” (cycling along the Loire) itinerary.

Between Orleans and Gien, on the outskirts of a village in the Solonge region, situated in the heart of a cirque consisting of small wooded hills, the property is surrounded by small fields and hedges with numerous lakes.

Description

The property extends over 70ha21a44ca continuous(173.4998 acres), forming a strip that stretches north-east to south-east. In the middle of this strip is a bordering lake that belongs, in part, to the property.
The main driveway leads from the main road up to the manor house. There are also stables and a gamekeeper’s cottage. Another building contains garages, a woodshed and an annexe dwelling. A little way away, a farm and its outbuildings are set out around a square courtyard.

The manor house

It was rebuilt in the 19th century on the foundations of a former, 15th century fiefdom. The main building with its three plain openings is of a harmonious architectural simplicity. It comprises one storey topped by attic space. This central building built in 1850 is flanked by two slightly projecting, rectangular, symmetrical pavilions which were added in the late 19th / early 20th century. The pavilions feature Mansard roofs.
Numerous windows letting in copious amounts of light are framed with alternating bricks and freestone. A mixture that was frequently used in the second half of the 19th century. The slate roof covering the building has been maintained, in part, over the years.
The interior of the building requires renovation works as well as works to integrate modern comforts.
The ground floor comprises:
A vestibule in a double entrance hall, a kitchen, a dining room, a small lounge, a large lounge and a storeroom.

Our opinion

A traditional 19th century residence with an architectural style reflecting different eras where quality materials were used by craftsmen experienced in the best of trade practices. Thus explaining how such a building, despite an obvious lack of maintenance, still has all its original, decorative features.

Its surroundings have also not been diminished, transformed or cut up as is, unfortunately, so often the case in line with the financial needs of the successive owners or with an expanding urbanisation. The setting and its contents are therefore intact, and the price to be paid in order to take up residence takes the renovation works into account.
