Elegant Anglo-Norman cottage overlooking the Seine in the Bellifontaine region

Description

The property
Built in 1910 by an English aristocrat, this Anglo-Norman style manor house was inspired by the seaside villas in the south of England and on the Normandy coast.
Swimming in the sea was fashionable during the “Belle Epoque” which, throughout Ile-de-France, led to the construction of holiday homes like this one on the waterside.
The residence is set in the middle of parklands.
The half-timbered walls decorated with mouldings are of white rendered stone. The lower sections are of exposed stone. The multi-sloped roof (straight slopes, overhanging eaves, hipped ends, half-hipped ends and Normandy style, canopies) adorned with two-sloped, projecting eave and Jacobin-style roof dormers, features small old brown tiles. The charm of this architecture lies in the rupture in the alignment of the facades and their diversities: a projecting section, a porch way, a terrace, bow windows and differing forms and heights of the roof.
The different shaped openings feature small-paned windows and doors.
Mormal, terraced parklands (approx. 1.65 ha / 4.07 acres)with lawn, flower beds and planted with trees, bushes and plants of various species: one hundred year old oak trees, willows, conifers, lime trees, catalpas, rose bushes, boxwood, mauve lilac, yews, laurel, magnolias, mock orange, forsythia, rhododendron, camellias, water lilies, reeds and bamboo. A vegetable garden and an orchard complete the property: vines, apple, plum, cherry, pear, quince, walnut and fig trees.
A collected source feeds a stream with controlled running water which winds its way through the parklands from one ornamental pool to another.
Lower down, 20 metres of private banks enable a boat to be moored. Main dwelling (approx. 630 m² / 6,781 sq ft)
The floors feature oak parquet flooring (herringbone or strip pattern), tiles (old cement tiles or tiling) or carpet. The original decorative features are still to be seen: decorative staffs, moulding, wainscoting, panelling, marble fireplaces, a large, carved wooden fireplace and French ceilings.

The vast entrance hall leads off to the right to a wide oak stairway that leads up to the 1st floor and a study (or ladies’ sitting room); straight on to two lounges and an adjoining dining room with a covered terrace and a view over the Seine; and left to a hall area, a cloakroom, a toilet with a wash-hand basin, the back stairs, the kitchen, back kitchen and pantry.

Landing room; to the right, two bedrooms with shower or bathroom and toilet; straight on, a large study; to the left, a linen room, the stairwell leading to the 2nd floor, and a large suite comprising a bedroom, a dressing room, a bathroom and a toilet.
2nd floor
Landing and corridor leading to 6 bedrooms, 3 bathrooms, a toilet and a large games room.

Sports room, sauna, wine cellar, workshop, various storage and machine rooms.

Our opinion

Set in one of the most wonderful regions of the Seine-et-Marne, on the edge of Fontainebleau forest, the property has an exceptional setting with a 180° view over the Seine and the slope on the other side of the valley. The region is well known for its fishing, hunting, horse-riding, golfing…and gastronomic activities.
The manor house and its outbuildings have recently undergone restoration works where nothing was neglected. All the main home comforts are there: surface area, layout, conversions and home automation.
The immaculately kept, landscaped parklands (more than 16,000 m² / 4 acres) make a particularly enchanting decoration for the property.
