19th century manor house and its outbuildings in 9 ha

Location

320 km (200 miles) from Paris, 280 (175) of which are on motorway, one hour from Tours (French TGV train station), therefore two hours from London, and just a few miles from the future residential park of a very well-known company.
The rather flat countryside is predominantly composed of farmland interspersed with forests.

To the north of the Loire valley with its red and white vineyards and its numerous historic and tourist sites; to the south of the Poitou region and its multitudes of Romanesque monuments, not to mention its Futuroscope. The village has its own grocer, baker and butcher, and is less than 10 km (6 miles) from doctors, chemists, all shops, a secondary school and a sixth form college; the nearest universities are in Tours.

Description

A continuous 9.3 ha (23 acre) estate comprising attractively wooded parklands, a small wood, grasslands, and farmland. The millstream that provides water for the mill must have been forgotten as it is currently dry. The manor house, built in the 19th century, faces its outbuildings which date from before this time.
A total of approx. 250 m² (2,691 sq ft) of living space spans two stories: Ground floor: a vast entrance hall leading on the right to a large lounge (58 m² / 624 sq ft), straight on to a study (17 m² / 183 sq ft) and a small lounge, and to the left to a large kitchen-living room.
1st floor: 3 bedrooms and 2 bathrooms. The building has just been renovated inside and out.

The outbuildings
Independent 120 m² (1,292 sq ft) guest house: large room, 3 bedrooms and 2 bathrooms.
A mill awaiting complete restoration. A former 3-room farmhouse also awaiting restoration.
Numerous farm buildings including a former 485 m² (5,220 sq ft) barn for stalling cattle.
Heated swimming pool.

Our opinion

With its collection of buildings spanning reasonable surface areas, this property has the advantage of being able to be easily adapted for several uses. It would be ideal for parents wanting to entertain their children at week-ends and during the holidays, without the constraint of having to live in a house that is too big for two people all year round; it would also suit those wanting to run a small holiday accommodation rental business.
Although its wheel, once returned to its rightful place, would, in all probability, not be able to turn, the mill, nevertheless, deserves to be restored and preserved. The French Heritage Foundation would certainly be delighted to be associated with such a project.
