Anglo-Norman-style manor house in Upper Normandy

Location

The property is situated in a dominant position with an unobstructed view over the surrounding countryside and the residential village. Rouen is 30 km (19 miles) away, and Paris 130 km (81 miles) is easily reached via the A13 motorway.
The shops are approx. 2 km (1.25 miles) from the property. The nearest French SNCF train station is 6 km (3.75 miles) away, with trains to Paris Saint Lazarre taking 75 minutes.

Description

The property
A narrow lane leads to the property and its parklands which span approx. 2 ha (4.9 acres), the centre of which is laid out as French formal gardens opening on to the rest of the grounds which are landscaped. The property has three entrances. A main courtyard with lawn and gravelled driveways leads to the manor house, the caretaker’s cottage and the outbuildings. These comprise a stable, a tack room, a wine-press, garages as well as a vast, vaulted stone cellar. There is an ornamental pool at the end of the parklands. The pool is fed by a reserve of rain water recovered from the roofs.

Some of the many trees of numerous species which adorn the parklands (oak, beech, purple beech, lime, hornbeam, holly and other undergrowth shrubs, trimmed hornbeam, laurel and boxwood) are over two hundred years old. One of them, a yew tree, is even older...

The manor house
Once the country house of local trading weavers, then a holiday home for an artist, this completely renovated manor house spans a surface area of 380 m² (4,090 sq ft) and comprises 12 main rooms, each with a marble fireplace and many decorative features. Only the lounge fireplace has a wooden mantelpiece.

Dating from 1845, it is the archetype of the 19th century style. The building, flanked by two towers, has a tiled roof which features two levels of Jacobin-style roof dormers, bell turrets and chimney stacks. The roof of one turret features a wrought zinc bull’s eye window. The brick facades are adorned with one or more sloped canopies, not only above some of the ground floor windows but also above the porch ways.
Only the canopy over the bow window has three slopes. One of the porch ways has wooden railings. Most of the windows have overhanging, wrought iron railings. One of the first floor windows has a small terrace balcony with wooden railings.

The wooden, mullioned windows feature small panes (not far off 1,300) and are closed with slatted shutters. The large ground floor windows let in copious amounts of light that illuminates all three floors.

The ground floor comprises an entrance hall, a lounge, a dining room separated by double glazed doors, a study, a kitchen, a pantry, a cloakroom, a toilet and the wooden stairway that leads upstairs.

A landing room, four bedrooms, a bathroom, two shower rooms and a toilet make up the first floor.

The second floor includes five bedrooms, a vast landing, two shower rooms, a toilet with a wash-hand basin and a toilet.
The floors of the dwelling feature solid wood, herringbone and strip pattern parquet flooring as well as old floor tiles. The bottom half of the lounge walls are panelled. The kitchen ceiling features exposed beams. All the rooms in the building are spacious, whilst parquet flooring, ceiling mouldings, friezes and fireplaces bestow elegance.

An external door on the pantry side makes it possible for everyday food supplies to be taken indoors without having to use the main entrance.

The outbuildings
The brick facades and the tiled roofs reflect those of the main dwelling.An 18th century stone stairway leads to the vaulted wine cellar. The floor is gravelled.
With its independent entrance, the caretaker’s cottage or guest house comprises a kitchen, a lounge-dining room, a bathroom and a toilet on two floors.
The stable, tack room, wine press and garages are topped with an upper floor; this unit could be converted.

Our opinion

A good quality building near to a town. Spacious with high ceilings, it is luminous, well laid out and tastefully decorated.

Its town and country situation means that it has all the advantages required by a family wanting to acquire it as a main residence. Primary and secondary schools and sixth form colleges are nearby or just a few miles away.
