Large, luxurious, 19th century home, 90 km (56 miles) from Paris in Upper Normandy
The property is situated 90 km (56 miles) from Paris which is approx. 55 minutes from the “Porte Maillot”. The A13 motorway is 10 km (6 miles) from the estate. Evreux is 30 km (19 miles) and Rouen 55 km (34 miles) away.
The estate is in a village of approx. 1,000 inhabitants. The property is situated in one of the hamlets dependent on the village. One of its narrow lanes leads to the property.
The property
A vast gravel courtyard stretches from the entrance gates to the residence and its outbuildings.
Plain, undergrowth and garden planted with trees of over one hundred years old span 1.7 ha (4.2 acres). A heated swimming pool is situated to the rear of the outbuildings. This sheltered, pleasant setting combines peace and quiet with isolation.
The outbuildings include a covered courtyard with a wood shed, a room currently used as a study, 2 garages with guest accommodation upstairs, a garden shed, 2 horse loose boxes, a hayloft and a small separate building. A well with a source is near to the buildings.
All are immaculately kept and have two accesses from the main road.
The large, luxurious home
Built at the beginning of the 19th century and topped with a flat-tiled roof, it was entirely restored, both inside and out, when it was bought by the current owner, a few years ago. The façade that faces the main square courtyard is flanked by a turret. The roof features Jacobin-style dormer windows and red brick chimneys.
With a floor surface area of approx. 220 m² (2,368 sq ft), it is built facing north-west over a vast cellar containing the machine room, and spans 3 stories. Along the main facade, on the garden side, is a terrace that runs the full length of said facade.
The ground floor comprises a large entrance hall with a dressing room and toilet. On the right is the stairway with its wrought iron railings that leads upstairs, a lounge with a fireplace, a dining room, a fitted kitchen and a pantry.
The 1st floor has a landing room, 2 bedrooms with cupboards, including one with a fireplace, a shower room, an old-fashioned bathroom and a toilet.
The 2nd floor includes 2 bedrooms with cupboards, one with a toilet, and a shower room.
There is parquet flooring throughout the upstairs whilst the ground floor has floor tiles.
The residence is extremely luminous due to its small-paned windows and its double aspect rooms.
The outbuildings
Immaculately kept, they are situated near to the dwelling on the main courtyard side.
The covered courtyard with its wood shed is adjoined to a workshop with a water supply point and a toilet, as well as a former wash-house and a study. The 2 garages with upstairs guest accommodation are next in line.
Nearby, the 2 horse loose boxes and the rest of the outbuildings have access to another part of the property and the swimming pool.
Here, the beautiful countryside is restful. And yet, Paris is not far away and is easy to get to; spending the day in the capital is more than feasible. The new owners could therefore decide that living here and working in Paris is an ideal compromise, especially since such compromises are difficult to find.
