
18th century manor house in Upper-Normandy
Set in the heart of a village with 2,000 inhabitants, Paris approx. 120 km (75 miles away) away is reached via the A13 motorway with an exit just 3 km (2 miles) from the property.
Rouen is 20 km (12.5 miles) away and the nearest shops just 500 m (547 yds) away.
The nearest French SNCF train station with lines to Paris is 7 km (4 miles) away.
The property
It is situated on the borders of two French departments. Facing south, it has a view over the Seine valley, and is near to one of the biggest of Normandy’s forests. It is accessed by means of a secondary road.
Spanning 5,000 m² (1.24 acres), the land comprises a main courtyard and a garden on two different levels, featuring an ornamental pool and an orchard, which produces a good harvest in the summer (pears, apples, cherries, plums, Mirabelle plums, walnuts, apricots, peaches, figs, strawberries, raspberries and muscat vines). A stone wall separates this part of the property from that set behind the manor house on the “forest side”, with a lime tree-lined driveway, and two outbuildings, one of which is a chapel dating from 1723.
Outbuildings in the form of a garage and a barn, once used as a stable and a cowshed, a kennel and a dovecote adjoin the left side of the main dwelling.
The manor house
The south-east facade of this former tenant farmhouse, most probably built in the first half of the 18th century, features a bonding of limestone, brick and flint. Its two-leaf, small-paned casement windows are protected by slatted shutters. Its steep, slate, hip roof features dormer windows with projecting eaves and chimney stacks. There is only one opening on the north facade.
Five graduated steps lead up to a covered porch way and the building’s main entrance which features a double wooden door.
The sober, refined elegance of the interior of the manor house is set out on either side of the built-in stairway. Spacious, luminous rooms span 3 floors and a surface area of approx. 300 m² (3,229 sq ft) with a 22 m (72 ft) long facade.
The ground floor comprises an entrance hall, a toilet, a vast lounge, a small lounge, a dining room and a kitchen, all featuring fireplaces. The kitchen, set out in two sections, has an 18th century “potager” (hearth where meals were cooked on embers) and adjoins a back kitchen with a doorway to the garage.
The floors have herringbone parquet flooring and the ceilings light-coloured, exposed beams.
The first floor is accessed via the stairway in the entrance hall. A landing room leads on the left to a shower room, a toilet, a master suite (bedroom, bathroom and dressing room), and on the right to a corridor which leads to three bedrooms including two with a toilet and a room used as a TV lounge that could be converted into another bedroom.
The 2nd floor with its sloping ceilings comprises a landing room, a linen room, a vast room set up as a study, a bathroom, a large bedroom with a superb exposed roofing framework and a room used as attic space.
The outbuildings
The cellar is accessed via the garage or from outside the manor house on the right-hand side. It provides access to the 12th century vaulted part of the property which was used for storing vats of cider.
It communicates with the wine cellar and the boiler room via a 7 m (23 ft) long, vaulted gallery. The cellars are fully tiled and illuminated. The main room can cater for a 50-head function.
The garage adjoins the main dwelling and the barn comprises two sections (former cowshed and stable).
A wonderful spot for spending the weekend, or for use as a main residence.
