
20th century manor house on the coast in the Caux region
This property, in one of the villages in the heart of the Caux region, is two miles from the seaside. It is near to all shops. The nearest town with an SNCF train station, schools and administrative infrastructures is approx 12 km (7.5 miles) away.
Rouen is approx. 40 km (25 miles) away and is reached in twenty minutes via a three lane road. Paris is 190 km (119 miles) away via the A13 motorway.
The property
This walled property spans a surface area of 1.5 ha (3.7 acres), 7,000 m² (1.7 acres) of which are wooded. It is accessed off the village street via a pedestrian gate and wide entrance gates.
A vast gravel courtyard, planted with a one hundred year old maple tree and a sycamore tree from Milan is set out in front of the dwelling and is used for parking cars. An outbuilding, containing two garages and a workshop, is to the left of the manor house.

The manor house
Built in the 20th century, the residence spanning a surface area of approx. 530 m² (5,705 sq ft) is divided into two almost identical halves and is occupied by two families. Its white rendered facade is topped with a slate roof, featuring curved roof dormers and chimney stacks. Three bow windows on three levels adorn the facade on the parklands side.
The ground floor has two terraces with open arcades enclosing relaxation areas.
All the windows are double glazed on the road side.
The inside is a reflection of the outside: luxurious, spacious and comfortable. It is worthy of note that it is possible to restore the building’s initial living space and make it a single home again by knocking down a partition wall in order to re-establish communication between the two halves of the dwelling.
The dwelling is predominantly composed of thirteen bedrooms, four bathrooms, four reception rooms spanning a total of approx. 120 m² (1,292 sq ft) and two kitchens, set out over three floors; the third floor having sloping ceilings.
The right-hand side comprises an entrance hall, a kitchen, two reception rooms, three toilets, seven bedrooms, two bathrooms, a linen room, a games room and a wine cellar under the stairs. Two stairways lead upstairs.
The left-hand side includes an entrance hall, a kitchen, two reception rooms, six bedrooms, two bathrooms, two toilets, a linen room, a stairway with a wooden banister and wrought iron railings.
The floors on the ground floor of the dwelling are covered with large original flagstones. Wainscoting covers the bottom third of the walls. The first and second floor rooms feature parquet flooring or floor tiles. The reception rooms feature original monumental fireplaces and double French doors that lead out on to the covered terraces on the ground floor.
A luxury two miles from the sea, in a sound, splendid residence with a reassuring effect, such is the impression produced by this residence. Although near to the sea, the property is nevertheless protected from its violent effects by the distance between them. The structure of this manor house means that it can equally well be used as a main residence or a holiday home or for a hotel and catering activity. The possibility of knocking down the partition wall that divides the residence into two halves, at little cost, is a deciding factor. The geographical location of the property is also a very specific asset that cannot be ignored. In addition to its intrinsic character, the flexibility of its function makes this property of even greater interest.
