19th century manor house on the Pays de Caux coast

Location

In the heart of the Pays de Caux, a natural region in Upper Normandy belonging to the Parisian Basin; this chalky plateau bordered by the cliffs along the Albâtre coast is a great tourist attraction.
Dieppe and Fécamp, two superb seaside resorts are approx. 30 and 50 km (19 and 31 miles) away, Rouen 60 km (38 miles) away and Paris 180 km (113 miles) away via motorway.

Description

The property
The property can be accessed by a country lane. A driveway leads from the entrance barrier to the 3.5 ha (8.6 acres) of plains and woods planted with tall forest trees (pine, beech and cedar) of over one hundred years old. A lawn bordered by wooden railings surrounds the main dwelling. The periphery of the residence and that of the main access driveway are paved with bricks.
On the right of the main building, the upstairs of the large outbuildings have been converted into a flat with an exterior gable entrance. Said outbuildings include a tack room, a terracotta floor tiled laundry room, a workshop, a hay loft, four horse boxes and three kennels. There is also a riding arena and a large car park paved with bricks.

The manor house
The 19th century manor house is a family home with an Anglo-Norman facade, consisting of brick bonding and smooth rendering. It features numerous small-paned windows protected by slatted shutters. Wooden balconies are suspended from two of the facade windows. A porch way with brick railings and balusters leads up to a French window of one of the lounges and down to an outside entrance to the basement of the dwelling. The slate roof features roof dormers, brick chimneys and bell towers adorned with bell turrets.

This luxuriously renovated residence, built over a partial basement, comprises approx. 170 m² (1,830 sq ft) of reception rooms with fireplaces and no less than ten bedrooms. The total living space of approx. 750 m² (8,073 sq ft) spans 3 stories.
Ground floor: a vast hall including the stairwell for the main stairway, a study, a billiards room with a bar, a lounge, a dining room, a pantry, a kitchen with a “La Cornue” kitchen range and extraction hood, a laundry room and a toilet.
1st floor: a large hall area, five bedrooms with fireplaces and four bathrooms, a back stairway leading up to the third storey.
2nd floor: landing room, five bedrooms including two with fireplaces, a bathroom, a games room that is also used as a projection room with a screen, a dressing room and a boiler room independent of the other levels. Numerous shelves and cupboards are to be found in all the rooms which are spacious and luminous and fitted with parquet flooring. This house has undergone superb restoration works to provide every comfort expected from such a building.

Our opinion

The manor house and the outbuildings are in pristine condition. The premises can be lived in straightaway without any works to be scheduled. Everything in this family home has been thought out down to the last detail, providing comfort not only for its future owners but also for their horses.
Not far from the seaside, with all shops and amenities in the local provincial towns. A main residence or a holiday home? In both instances, whatever the decision, life promises, without a doubt, to be comfortable and serene!
