Location In the Lot-et-Garonne, on the borders of the Agen region, entrance to the Lot valley and the Serres region.
A region marked by history, witness to ferocious battles fought against the Albigenses, and then the English between the 13th and 15th centuries, not to mention the religious conflicts through to the beginning of the 18th century. Today, its inheritance includes an amazing architectural heritage made up of numerous and varied medieval fortified towns, hilltop villages, castles, abbeys and mills decorating the landscape. Here, the gently undulating countryside and the coloured mosaic of fields and woods is just an invitation to roam; to travel on foot, on horseback, or on mountain bikes over close to 2,200 miles of cross-country trails, or by boat along the river network of 125 miles of navigable channels. Life is pleasant here with its small markets and gastronomic restaurants where a variety of local produce can be enjoyed: Armagnac, Buzet, prunes, and corn-fed duck; fruit and vegetables are grown in abundance. An ideal position from which to explore the neighbouring regions, Quercy, Périgord, Guyenne, Landes and Gascony. Close to Villeneuve-sur-Lot and Agen with its airport and 40 minute flights to Paris 3 times a day and its station with 4 hour train journeys to the Capital. It is only 75 miles from Toulouse and 94 miles from Bordeaux.
Description Perched on a knoll, the property surrounded by its 59 acres of woods and grasslands, dominates the valley and distantly faces one of the most beautiful villages in France. Far from nuisances, and its tumultuous past, the buildings and dry-stone protective walls of this former 12th and 13th century stronghold house which was redesigned during the 15th and 18th centuries, encircle a vast courtyard harmoniously laid out to form a pleasure garden: lawn, miscellaneous species of trees, flower beds, ornamental stones, swimming pool and limestone driveways. The main fortified dwelling, flanked by its two towers and extended by an adjoining wing, spans approx. 6,889 sq ft of living space over three floors. Inside, it is both spacious and well-proportioned, having been perfectly restored with the utmost attention to comfort and preservation of the authenticity of the property. Beautiful features: fireplaces, old stone sinks, loopholes, exposed beams and an outstanding set of vaulted caves set out as a 2,314 sq ft lounge.
On the courtyard side, a wonderful covered terrace enables full advantage to be taken of the garden. On the parklands side, a large veranda provides a magnificent unobstructed view of the surrounding area.
Two welcoming, well laid out houses with canopy covered terraces of approx. 1,561 and 807 sq ft mean that guests can be independent. A set up which might suit a bed and breakfast, or holiday accommodation activity or even caretaker accommodation. Around the outside: a large shed, a garage, two parking areas outside the buildings one of which is covered, several service rooms, and a source-fed well. The meticulously tended parklands, scattered with trees over a hundred years old, surround the buildings and inspire relaxation and peace and quiet.
Our opinion This wonderful regional example of medieval fortified architecture inherited from an eventful past, unites the construction exploits of yesteryear with the most up-to-date of home comforts.
Enclosed within its protective walls, embellished by its garden and its parklands, this property is predisposed to real peace and quiet.
