Vineyard in the middle of the Mercurey region

Location

Mercurey, a village known worldwide for its vineyards is situated 7 miles from Chalon sur Saône, a medium-sized town.
90 minutes from Paris by TGV train, A6 motorway 10 minutes away. All amenities.

Description

The property:
The property, entirely restored in accordance with plans dating from the 19th century, is situated right in the middle of the village, in the centre of 2.47 acres of parklands, bordered by vines.
It was inspired by the landscaped gardens which were very much in fashion at the time. On the edge of the parklands is a walled Mercurey Premier Cru vineyard with a surface area of half an acre. The property is completely enclosed by a stone wall.
The house:
The house is rectangular in shape. The main facade is flanked by two wings resembling towers, and is extended at right angles on the road side. It spans 3 stories giving approx. 5,382 sq ft of living space: partly underground cellars, a main level, and then the converted attic.
The facade is traditionally rendered to match the colour of the local stone. It contains large windows and French windows for the terraces. The nobility of the building is increased by a rich, complex roof. The main roof is a steep-sided hipped roof, made out of flat tiles decorated in the purest of Burgundian styles with a glazed frieze, bringing the famous hospices of Beaune to mind.
As far as the history of the property is concerned, none of the archives refer to the history of the estate. Nevertheless, analysis of the buildings has distinguished four main construction phases, starting in the 15th or 16th century and going through to the 19th century. At the beginning of the 1990’s, the current owners undertook major restoration works and redesigned the house, obtaining one of the most comfortable properties along the Chalonnaise coast.
The 2,745 sq ft ground floor is completely given over to reception rooms. The rooms are vast and open one into another, with numerous accesses to the parklands and the terraces. Professional kitchen. A first south-facing terrace gives access to the parklands via a horseshoe-shaped stairway. A second, 1,152 sq ft terrace dominates the village square. There are stone flagstones on the floor. The 2,583 sq ft upstairs is laid out as suites. All simply and comfortably decorated.
The house is entirely built over a 4,209 sq ft semi-underground basement in keeping with Burgundy tradition. Vast cellars, possibility of a garage. Tasting room.
Outbuildings:
Opposite the main facade, the former vat room is a rural construction of reasonable proportions. The outbuildings close the inner courtyard and are built one next to the other.
One of the buildings, the former vat room, probably dates from the 19th century and spans a floor surface area of approx. 2,486 sq ft.
Next to it, a 215 sq ft orangerie is entirely renovated. Next in line, a dovecote built as a decoration in the 19th century.
Adjoining the dovecote, 527 sq ft of caretaker’s accommodation.
A lean-to marks the end of the row of outbuildings.

Our opinion

The putting of a such a well-known estate on the market is, without doubt, a rarity: vineyards have been handed down from father to son for generations. For many, Mercurey is synonym to a world reference for Burgundy wines;
The house underwent massive redesigning ten or so years ago. The owners carried out major works, at very great expense: the catch-phrase being “whatever’s best for an unlimited budget”. The result: probably the most surprising house along the Chalonnaise coast. The residence is vast, but comfortable and of reasonable size.
The estate is sober, carefully designed and built with the most beautiful of materials and with the utmost attention to detail. It awaits a family wanting to live in an unusual setting, and have the advantage of the profitability of the vineyard. But it is also an extremely rare chance for an experienced enthusiast to acquire a Mercurey vineyard.
