Description

Set in 5 acres in the heart of Perros Guirec, a fully restored, late 17th century manor house classified on the French Supplementary Historic Monument List.
This rectangular manor house is built of granite stone, topped with a hipped, slate roof.
To the right of the entrance, a tower added at a later date is crowned with a pyramid roof. The front facade facing due south is patterned with five sets of evenly distributed windows; those situated on either side of the entrance taking the form of oculi, the others are enhanced by stonework dormers (arched pediment dormer in the centre, triangular pediment dormers on either side).
The manor house spans approx. 3,229 sq ft of living space. On either side of a central corridor, the ground floor comprises two main rooms, the lounge and the dining room-kitchen, a laundry room as well as a cellar in the basement.
The first floor comprises a bedroom on a mezzanine floor with bathroom and toilet, a second bedroom with bathroom and toilet, a music room with a cathedral ceiling.
The second floor includes a third bedroom on a mezzanine floor with access to a last bedroom under the rafters of the rear tower, a study on a mezzanine floor and attic space awaiting conversion.
Facing the manor house, in the landscaped honour courtyard, a plain stairway leads to a large walled garden. Other gardens as well as a wood with a stream running through it, form a green belt that surrounds the property and peacefully isolates it from the hustle and bustle of the seaside resort.
The outbuildings include a 969 sq ft caretaker’s cottage with a lounge, a back kitchen, a bedroom, a bathroom and toilet on the ground floor and a bedroom upstairs. Three other outbuildings are used as a lean-to which could be converted, a garage and a wood shed.

Completely unoverlooked, this property whether a main residence or a holiday home is in a highly sought-after situation: a few minutes from a genuine natural protected site, dotted with beaches of fine sand and unusually shaped pink granite rocks, worn down by the elements over thousands of years.
