Location On the “south-side” of Touraine, 172 miles from Paris (150 of which are on motorway) and 28 miles south-east of Tours.
Away from traffic, secluded amidst undulating countryside, the property is nevertheless only a few minutes away from a medieval city of 7,000 inhabitants with a past full of history and extremely rich architecture.
Description Set in the midst of a wide valley, in grounds of more than 12 acres, this manor house and its outbuildings were built in such a way as to form a vast courtyard of honour of almost a quarter of an acre; dominated on one side by the manor itself and on the other by an outstanding dovecote which the French Historic Monument Society would dearly love to include in their ISMH listing. All the buildings have been completely restored over the past few years: roofs, electricity, heating, plumbing, etc.
The Manor house:
Built in 1426, it was redesigned in the 17th century when the outbuildings were added but many period features still remain: 3 windows have kept their mullions and two x two panel openings on the west facade still have their arms of the transept. Inside: a wide stone staircase with straight banisters, several grand stone fireplaces and one outstanding and impressive streamlined wooden roofing framework as well as stone and terracotta floors.
The main, rectangular-shaped, 3 storey dwelling is flanked on the south-east corner by a massive, cylindrical tower.
Approx. 3,552 sq ft of living space includes:
Ground floor: central entrance, dining room, lounge, kitchen, boot room, and toilets.
Upstairs: 5 bedrooms, 1 large study and 3 bathrooms with toilets.
Outbuildings:
.approx. 1,722 sq ft of holiday accommodation: large living room with open-plan kitchen on the ground floor and on the 1st floor: 3 bedrooms and 1 bathroom.
. approx. 1,399 sq ft of holiday accommodation: large living room with open-plan kitchen on the ground floor and on the 1st floor: 3 bedrooms and 1 bathroom.
. approx. 947 sq ft of holiday accommodation: living room, kitchen, 2 bedrooms with en suite bathrooms.
. approx. 1,345 sq ft of holiday accommodation: large living room with open-plan kitchen, 1 bedroom with en suite bathroom, 2 bedrooms and one bathroom.
Farm buildings: dovecote, former barn with loft awaiting conversion, and a vast 2,013 sq ft covered section of the courtyard, ideally suited for accommodating functions.
Beyond these confines: 2 large-sized sheds.
49.5’ x 19.8’ heated swimming pool treated via salt electrolysis
Our opinion For several years, this calm setting in a location near to the Loire chateaux as well as the vineyards have guaranteed success for the 4 rural holiday accommodation lets with predominantly English customers. It would appear possible to improve occupancy, and increase the already significant turnover.
