Location

In the heart of the Caux region on the Albâtre coast, 875 yards from the beach. On a site surrounded by seaside resorts including Dieppe with its thalassotherapy centre just over 3 miles away. French SNCF train station and ferry links to England.
Paris is 119 miles away, Rouen 38, Deauville and its airport 82, with Calais and Belgium approx. 113 miles away.
The Somme Bay is also nearby.
Beauvais airport with flights to numerous destinations is 63 miles away but it is possible to use a small aerodrome close to the property.
The unspoilt situation is ideal for numerous cultural (medieval ruins, museums) and sporting activities (windsurfing, parachuting, flying, golf, tennis, horse racing, hiking, sea boating and fishing are all within a 4 mile radius).

Description

The property is accessed via a secondary road, going to the village. The main driveway leads directly to the manor house situated in the centre of approx. 7.5 acres of parklands, part of which is wooded. 3 chalets that cannot be seen from the manor house are used for holiday accommodation. The parklands are planted with numerous species of trees coming from all over the world.
The castle
Built by a Dutch ship owner in 1850, the building with its red brick facade spans a living area of 6,801 sq ft, laid out as 4 flats which can easily be modified to turn the manor house back into just one home. No less than 13 bedrooms, 6 lounges (some of which could be made into bedrooms), 6 bathrooms and 4 kitchens (which could be made into bathrooms).
The ground floor comprises a large reception hall with a stairway leading upstairs, two large lounges with fireplaces, a bedroom with a terrace, a shower room with toilet.
The first floor includes 4 bedrooms, 1 dressing room, 1 lounge, 1 kitchen and 2 bathrooms.
The second floor contains 3 independent flats including 6 bedrooms, 3 lounge-dining rooms, 3 kitchens and 3 bathrooms. One of the lounges, shaped like an inverted hull with panelled walls, is the former manor house chapel.
The south-west facing façade and large windows in all the rooms make it extremely luminous. The floors are either tiled or have their original wooden flooring.
The outbuildings
A basement with cellar, storeroom, garden workshop, boiler room and shower.
3 chalets used for holiday accommodation.

Our opinion

Ideally situated in the heart of the Caux region, the manor house, currently running a bed & breakfast and holiday accommodation business, could be turned back into a main residence at little cost. Its location, close to the sea, provides it with all the advantages expected by its new owners.
Near to railway lines, airport and motorways, this property makes a beautiful residence regardless of the use to which it is put.
