
Auge region in the French department of Orne, Lower Normandy
122 miles from the centre of Paris, 6 miles from a typical village with all local shops and amenities. Accessed from Paris via the A13 to Bourg-Achard, then via the excellent A28 (main Calais/Bayonne road) or via the A14 and N13.
Land of horse stud farms, pine trees and Camembert cheese with gently undulating countryside and grasslands where herds of brown and white cows graze, with half-timbered-style houses surrounded by the apple orchards that produce the best vintages of Calvados.
The property
This group of three buildings is set in 5 acres of land, dominating a small valley.
A long driveway leads from the main road through fields to access the outbuildings. Another, more discreet, but more elegant entrance leads from a no-through road to the foot of the main building by means of a long driveway. Beyond, on the property limits is an old orchard area, bordered by two small buildings, one of which, a wood shed, still has its roof.
The grounds, predominantly composed of lawns, contain numerous fruit trees (apricot, pear, cherry, plum, walnut, apple), as well as bushes planted so as to create division.
The main dwelling
This Louis XVIII style house with its pyramid, tiled roof dates from 1753. The origin pediment roof dormers are still to be seen on certain documents.
The brick and rendering facade is relatively uniform. Outside, four straight steps lead up to two French windows on the reception room side.
Inside, certain original features of a reasonably good quality are still present despite a partial restoration and some works to be envisaged.
The ground floor comprises a room with a large fireplace with a straight chimney breast and brick jambs which we presume was once the kitchen. Recent flooring. And a back room recently used as a kitchen. Large period sink stone.

The upstairs comprises a bedroom with a fireplace in the same style as that in the lounge, painted terracotta floor tiles and wood panelling.
A bedroom with wainscoting and a small annex, a bedroom awaiting renovation and a bathroom.
The top floor is accessed via an outstanding period stairway with wooden handrail and balusters. Period tiled flooring, 3 or 4 bedrooms to be reconverted or redesigned.
Vaulted cellar with well water tank, boiler room, oil tank and wine cellar.
Outbuildings
The first building, dating from 1793, dominates the slightly undulating property. Its gable roof is covered with interlocking tiles. Its south-west brick and stone gable contains an arched, small paned window. Above which is a small straight lintel opening, closed off with wood, for accessing the attic.
On the north-east side, the facade faces the main dwelling. It comprises 5 large openings, two of which are filled in, one with brick and the other with wood. The others are each closed with large sheets of glass.
Second outbuilding: roof with projecting eaves and half-timbered facades partially filled-in with breeze-block.
This wonderful property which could be restored without spending a fortune has some very interesting features to be highlighted. Peace and quiet reigns and the neighbouring property which we are also selling could make it possible to unite and use more than 6 buildings. The perfectly converted barns are ideal for a commercial or artistic activity.
