18th century castle 32 miles from Toulouse
This castle is in a most auspicious natural, cultural and economic setting, less than two miles from a small town with all amenities, between the town of Castres, renowned for its economic development, and that of Toulouse, set in the heart of unspoilt countryside, harbouring an outstanding architectural heritage.
The castle (approx. 13,993 sq ft) is set in the heart of 12.35 acres of parklands combining views, bridle paths and large clearings, groups of decoratively-shaped bushes, an ornamental lake, and numerous gates opening on to the surrounding countryside.
The design of these parklands, attributed to Le Nôtre, was extended in the 19th century with features essential to a landscaped garden (various species of trees, bushes, etc.), contributing to the highly romantic view of the setting of such a residence.
The castle, built on foundations that appear much older, demonstrates atypical 18th century architecture.
Spanning three stories, including the ground, first and attic floors, the far from standard layout, gives the residence a force to which it is difficult to remain impervious. A slender square tower crowned with a high bell turret is part of the north façade together with the main entrance. The south façade, however, is flanked, on the one hand, by a massive round tower and, on the other, by the service quarters. The centre of this facade features a slight projection topped by an elegant raised pediment containing a bull’s eye window.
The through entrance hall, a mark of 18th century taste, makes it possible to admire the parklands and gives uninterrupted views from the castle entrance. It leads to the adjoining dining room and lounge which overlook the parklands by means of glazed windows. A corridor provides access to the kitchens and pantries which, in turn, lead to the orangerie. Lastly, two bedrooms with bathroom complete the layout on this floor. A straight 19th century stairway and a back stairway, accessed from the back kitchen, lead upstairs.
On the first floor, a wide through gallery leads to six cleverly laid out bedrooms (each with its own bath or shower room) as well as a private flat (large bedroom, kitchen and bathroom).
The back stairway leads up to the attic floor where approx. 1,076 sq ft has been converted into an attic flat. The rest comprises the former domestic staff bedrooms. The service quarters, accessed by means of a wide carriage entrance, have been converted into two flats (respectively 1,076 and 1,615 sq ft), two loose boxes and a vast carport.
Lastly, a wing comprising a function room (2,476 sq ft with a professional kitchen and separate toilets) and a fully-fitted piano bar has recently been discreetly added to the castle.
Ideally situated in the centre of immaculately kept, enormously creative parklands, the castle itself does not want for charm. Mark of the elegance of 18th century architecture and the romantic inspiration of the 19th century, the property demonstrates a certain appeal, endorsed by its tasteful layout.
A bed & breakfast, function/seminar activity coupled with its significant potential as regards building capacity provides a very attractive system of profitability.
