
Vine grower’s cottage with horse riding facilities in 28 ha (69 acres) in rural Provence
In rural Provence in a vine growing area, in a hamlet just a few miles from a very lively medieval village, 40 minutes from the sea (Sainte Maxime), 1 hour from Nice airport and 45 minutes from that of Toulon Hyères. 25 minutes from a TGV train station and the motorway, and 5 minutes from the shops.
A small path leads from the village through vines, pine and evergreen oak trees to this hamlet of 9 houses.
Dating no doubt from the 19th century, this estate was originally a vineyard and other houses were progressively built in the hamlet in the 20th century. The estate owner’s house, the biggest and oldest of the hamlet, is next to this 28 ha (69 acre) property. The main, exposed stone building on this property spans approx. 130 m² (1,399 sq ft) and was originally one of the vineyard’s outbuildings.
The ground floor can be accessed via 2 entrances; one leads to a small eating area for 4 people, and an American-style kitchen opening into a dining room with a fireplace. This room opens out on to the gravelled terrace and the swimming pool, and leads to the lounge via an arched passageway with a wrought iron door in an exposed stone wall.
The lounge which also opens on to the outside is separated from a library with a fireplace by a stone-framed archway; this room provides access on one side to the garden and on the other to the second entrance hall. There are terracotta tiled floors and exposed beams. The cupboards have wonderful old doors. The arched, small-paned windows on the swimming pool side are protected from inclement weather by overhanging tiles, and each level has a one slope roof.
The 1st floor includes a bedroom with exposed beams and a terrace spanning approx. 10 m² (108 sq ft) overlooking the swimming pool area, a study with a built-in cupboard and a large bathroom.
The 2nd floor comprises a single room, built under the rafters with a 2-slope, panelled ceiling.
A small, 35 m² (376 sq ft) guest house stands approx. 50 m (164 ft) away. It has small-paned windows, a partially covered terrace defined by a low, stone wall. The back of the house adjoins a neighbouring building.
The inside includes a kitchen, a shower room, a bedroom section and a lounge area with a fireplace.
A 35 m² (376 sq ft) farming shed and 7 loose boxes were built ten or so years ago. The land includes 1 ha (2.47 acres) of garden, a riding arena, 6 ha (14.8 acres) of fenced-in, flat grazing land for horses, 2 ha (4.9 acres) of moor land and 2 wooded hills crisscrossed with paths.
The round, 8 m (26 ft) diameter swimming pool is edged with stone flagstones.
There is a borehole 25 m (27 yards) away for all the houses in the hamlet, but another private borehole is used as a complement.
Almost 28 ha (69 acres), this surface area is a relatively rare find in this region and is the minimum required for a horse riding activity.
It should soon be possible to extend the building which is already reasonable in size and currently easy to maintain. For those wanting more, two other houses in the hamlet are also up for sale.
