Waterside farm in the Bouzanne Valley in the French department of Indre
Location
Fifteen minutes to the south of Châteauroux, near to Argenton-sur-Creuse, the “Venice of Berry”, in the heart of the Bouzanne Valley.
Listed on the French Inventory of Natural Areas of Ecological Interest for Flora and Fauna (known as ZNIEFF for Zones Naturelles d’Intérêt Ecologique, Faunistique et Floristique), this valley is also listed on the department inventory because of its picturesque character.
Dotted with numerous castles and keeps, the river Bouzanne winds its way through green grasslands, cultivated fields and wooded areas.
Limoges’ international airport is about 50 minutes away. Paris can be reached in 165 minutes via the A20 motorway or in 120 minutes by train from Châteauroux.
Description
The buildings are surrounded by approx. 6,000 m² (1.5 acres) of grassland, bordered by the river to the north and a narrow, little used road to the south.
The privacy of the property is ensured by the predominantly wooded bank, and a planted hedge.
The main house, a small converted annexe, a large barn, a curing shed and a former pigsty are all set out around a gravel courtyard.
The main house comprises two adjoining sections placed side by side, the origins of the oldest dating back to the 15th century.
Both buildings span two stories and have small tile roofs.
The roof features three roof dormers overlooking the river and one overlooking the courtyard.
There are two small ogee windows on the facades of the oldest part.
An embankment supported by a dry stone wall was created at the rear of the buildings in order to prevent any risk of flooding, but it also forms a pleasant terrace spanning almost 160 m² (1,722 sq ft).
The current owners have carried out major and meticulous restoration works so as to make the dwelling as warm and welcoming as it is functional. The rooms are comfortable and luminous, taking advantage not only of an appreciable double aspect, but also of a shrewd choice of colours.
The residence spans approx. 165 m² (1,776 sq ft) of living space and includes a lounge - dining room, a large kitchen, two bedrooms, two shower rooms as well as a large room that can be used as a bedroom, an extra lounge, a library or even a games room.
Our opinion
A property that will obviously delight those who are looking to be close to water. The unspoilt surroundings are also of great historic interest. The highly appreciable peace and quiet is barely disturbed by the murmuring river.
The carefully conducted works give the property a warm, welcoming atmosphere and make it possible for the new owners to move in straightaway.
With regards to the outbuildings, apart from their utilitarian function, they could also provide several extension possibilities.
