
Large, 18th century farm with its outbuildings set around a square courtyard
Approx. 150 km (94 miles) from Paris, less than 10 km (7 miles) from Troyes, and Baberey airport; although set in unspoilt countryside, it can be accessed via the nearby A5 motorway.
In almost 2 ha (4.94 acres) of landscaped, wooded parklands, planted with old rose bushes and a wide variety of flowers, this outstanding farm set around a square courtyard dates from the 18th century.
On both sides of the entrance: two identical, symmetrical brick buildings, with rounded facade corners, mark the entrance to the property.
Both buildings span two storeys, only the one on the left-hand side is partially converted into a multi-purpose hall on the ground floor; the other areas being barns. An old wheat threshing shed as well as an old henhouse which follow on have been converted. The first into a guest room with its own bathroom and toilet, and the second into a suite including an anteroom and a bedroom with its own bathroom and toilet.
The henhouse intercommunicates with the left-hand side of the farm. The farm consists of three main buildings built of brick and stone on the ground floor and half timbering filled with wattle and daub on the upper level; with the exception of the sheepfold, they span two stories.
The local, flat tile roof features roof dormers and dormers with overhanging eaves.
The left-hand side of the farm building is used for accommodation purposes; it spans two stories, excluding the cheese cellar. Only the ground floor which opens on to a veranda is habitable.
The house comprises a recent section and an older section.
The recent section includes lounge no.1, strip pattern, oak parquet flooring, beams and a fireplace, 2 small-paned windows, a dining room, an old-fashioned kitchen, terracotta floor tiles with a dining area: strip pattern parquet flooring (wide planks), lounge no.2, ceramic floor tiles, small-paned windows and a fireplace.
The older section comprises an entrance hall, bedroom no.3 with an independent entrance, bedroom no.4 (or study) communicating with bedroom no.1, bedroom no.5 with bathroom, bedroom no.6 with bathroom and toilet. The upstairs barn awaits conversion.
The central section is a former sheepfold that is adjoined to the accommodation section by means of a garage. This one-storey building is built over a vaulted wine cellar and converted into two guest bedrooms, bedroom no.7 with its own bathroom and toilet. A suite comprising bedroom no.8 with its own bathroom and toilet.
The section situated on the right-hand side of the house was once stables. The ground floor of this two-storey building is divided into 3 sections.
1) Small section converted into a suite with an entrance hall, bedroom no.9, a lounge, a separate shower room with an Italian shower and a toilet.
2) 140 m² (1,507 sq ft) of stables.
3) Former 230 m² (2,476 sq ft) cowshed, the upstairs of which awaits conversion.
