Converted and extended farm in the Auge region

Location

2 hours from Paris and 15 minutes from Cabourg. The well-known seaside resort of Deauville is but 30 minutes away.
There is an exit from the motorway that passes near to the property less than 10 minutes away.
The Normandy countryside stretches out all around and the road network puts a dip in the sea only fifteen minutes away.
All shops are 2 km away.

Description

The property is accessed from the local road via automatic gates. A driveway runs along the side of the first buildings and leads into the centre of the square courtyard, enclosed by loose boxes, a rail fence and the house. All around are clearly separate and fenced pastures spanning a surface area of more than 15 ha (37 acres).

The Norman house
In half-timbering, it was built in two sections. The first, built at the end of the 19th century, is a traditional Normandy house. A west gable was added in the 20th century. This square, Anglo-Norman style section has a half-hipped roof with overhanging eaves and long, upward-curving slopes and takes the shape of the older building facing it. On the ground floor, the entrance hall leads right to the kitchen with an eating area and then the boiler room. The lounge with its fireplace, the dining room and a toilet are to the left.
The lounge stairway leads to the fully converted upper floor. On the right is a bedroom, followed by a bathroom and a small stairway gives direct access to a second bedroom. On the left, one after the other are a hall area, a small bedroom, a shower room and two bedrooms.
The slate, gable roof features Normandy-style roof dormers and others with very elongated slopes, making it possible to illuminate the bedrooms and bathrooms.
The recently carried out reconversion of the rooms and windows on the north side give a luminous house with a more contemporary layout.
The house was fully restored in 2004.

The outbuildings
Starting from the house in a clockwise direction, there is:
- A half-timbered storeroom in use as a cider or wine cellar.
- A cider house with an old press that is now obsolete and a garage.
- A cowshed, extending into loose boxes, that awaits renovation.
- A building in a good state of repair, with loose boxes and an old room with a fireplace.
An attic runs the full length of the building.

Our opinion

The situation being near to the sea and easy to get to via the motorway makes this an interesting compromise for week-ends. The noise of the road could easily be dampened by a hedge.
Set in horse country, the numerous loose boxes and buildings bring a commercial or leisure activity to mind.
The works that have already been carried out mean that this farm is but waiting to be brought back to life on an ad hoc basis or all year round.
