Listed mill with water rights in a nature park and Ile de France countryside

Location

So near to the capital that it could be a main residence for a person working in Paris. This listed site with the perimeter of protection of an historic building is set in a nature park. Near to a motorway exit. Between two villages with shops, schools and a golf course.

Description

Set on the edge of approx. 2.5 hectares (6.2 acres) of land, comprising meadows, woods, a pond and a lake fed by a river that crosses through the property for more than 200 m (656 ft).
This group of buildings was founded before the French Revolution and restored in 1986 (facades, roofs, roofing frameworks and flooring).

Three buildings are set out around a courtyard, following the example of small, local fortified farms. The mill, used as a dwelling, the adjoining “charreterie” where carriages were once kept as well as a guest house or caretaker’s cottage, extended by a barn.
The external walls are bonded with sandstone headers with sandstone ashlar block filling, all lime pointed. The roofs are of flat recuperated tiles, laid on oak roofing frameworks; that of the “charreterie” is made of poplar. All the woodwork is of oak.
In the mill, the mechanism with its water-wheel and its grindstones is in good working order but its production has been stopped since the First World War.

Our opinion

This is a fairly unique and therefore quite outstanding building. It has been awarded prizes not only for its authenticity but also for its restoration works. It was necessary to be “in the trade” to succeed in “modernising” the property and bring it into line with modern-day requirements.
Some rooms can still be converted, others could be used for commercial purposes and the guest house could easily be rented out without causing any inconvenience to the residents of the mill.
Mills are often rustic and can be restored perfectly successfully in line with modern-day comforts whilst preserving their appearance and their architectural features.
