Traditional 18th century house set in three quarters of an acre

Location

West Toulon, 3 minutes from the Marseille Nice motorway, a 5 minute walk from the shops, 15 minutes from the beach, 10 minutes from the town centre, TGV train station and 30 minutes from Toulon Hyères airport.

Description

164 yards from the street at the end of a driveway, in the shade of two hundred year old plane trees, stands an impressive traditional 1750 house with 5,382 sq ft of living space to be renovated.
The ground floor comprises 2 lounges, a dining room, a kitchen, a back kitchen and a cellar.
A majestic stairway leads up to the first floor which includes 4 bedrooms, a dressing room and a bathroom. The 2nd floor could be used as an independent flat as it comprises 5 bedrooms, 2 bathrooms and a kitchen.
The same stairway also leads up to the attic space which has reasonably high ceilings and could be converted into approx. 1,076 sq ft of living space.
The west part of the house has been partitioned off to form a 753 sq ft independent flat, comprising a lounge and a kitchen on the ground floor as well as 3 bedrooms and a bathroom on the first floor.
All the floors are covered with old cement or terra cotta tiles. Wonderful high ceilings.

The three quarter acre parklands are planted with Mediterranean species, including plane trees, bougainvillaea, a lime tree dating from 1804 and a very rare coral tree with purple flowers.
The garden features a swimming pool and a well which is used for supplying the automatic watering system.

Our opinion

In the middle of Toulon town today, there are not many properties like this one left where it is pleasant to live in the shade of the plane trees. Having remained in the same family for 10 generations, the building has not been altered and remains spacious. It does, however, require works to install modern-day home comforts.
