15th century listed castle and its listed chapel in the Poitou region

Location

In the heart of the Poitou region, 380 km (238 miles) south of Paris (330/206 of which are on the A10 motorway), and a little less than 50 km (31 miles) from Poitiers-Briard airport with direct flights to London, Edinburgh and other European capitals.
Close to a small medieval town with a good tourist trade and all amenities, the property nestles in an authentic hamlet situated in the Gatine area.

Description

This small estate of a little less than 1.5 ha (3.7 acres) is in a dominant position and essentially composed of grasslands which go almost down to the river.
The L-shaped chateau is built of granite; its structure appears to be in excellent condition and gives the impression of a peaceful strength. This simple and well-proportioned, 15th century residence is flanked by two massive towers to the east and west. The building has two main entrances on the north side, one is in a pre-Renaissance-style with an ogee topped by an oculus, and the other has a semicircular arch, also with an oculus.
The wide windows on the south and north sides let in light that sometimes meets in the middle of certain rooms, the ceilings are reasonably high, very few architectural features have been changed. Each room has a large granite fireplace, all of which are in an excellent state of repair.
The west wing shelters the granite stairway which turns right midway up and the landing has a “potager” (hearth where meals were cooked on embers).
With approx. 450 m² (4,844 sq ft) of living space, the castle has French MH listing for its walls, facades and roofs. The current owner, with agreement from “Bâtiments de France”, has restored the roofs and the electrical wiring, replaced the woodwork, paved certain floors with old terracotta tiles and restored three first floor bedrooms.

To the east, as an extension of the central building, is a chapel built in the late 14th, early 15th century, therefore prior to the castle. The English-style crossed beams in the roofing framework have been replaced. Frescoes evoke Saint-Pierre, Saint-Paul and Saint-Sebastien. Featuring flamboyant gothic-style mullioned windows, the chapel has French MH listing for its frescoes and roofing framework.

Our opinion

A sober and impressive building which reinforces the attraction of the inside. The size of the rooms is enhanced by the luminosity of the wide openings dominating the pleasant countryside.
The most major of the restoration works has already been carried out, leaving the future owners with an attractive conversion project.
The setting is calm and the river, classified as first category, is a 5 minute walk away, offering those who want to do a bit of fishing some quiet moments.
“Bâtiments de France” recognises the authenticity and interest of various architectural features which could provide tax advantages.
